Raw water cooled or straight from the sea? Laid up properly (antifreeze for anticorrosion?)
Rigging oiled?
get a surveyor who knows their stuff, or spend time looking really hard. Better the devil you know than the devil you don't?

The photos in the advert show an exterior window on starboard side. There is evidence of silicone sealant above the window and the dark rubber in the frame is very perished. From inside perished rubber is visible on the windscreen and some of the internal wood shows damp.

I think the SA/D is wrong - the sailboat data info says 510 sq ftwhich seems low and I think it's a lot more than 10.4. I should have thought it would match any similar size and weight cruising yacht.
You could be right. Saildata say my LM27 has 30sq metres, but I have calculated actual original area as 37m. I suspect saildata calcs were based on mast triangle area which would be OK for self tacking jib/small modern jib but not for boat with large foresail.

Their SA/D for Atlanta 32 is only about 9 which again seems way too low.
