Building a classic gaff rigged dinghy

I'd like to build a gaff rigged dinghy. Preferable something 16 ft or smaller. Any suggestions and ideas of cost please?

I have plans for an Iain Oughtred "Tammie Norrie" which one day I will build, I hope!
You can build ply and poxy or do the real thing. There is alines sketch here...

Penobscot 14 although there is a 17.

I do realise that she is gunter rigged rather than strict gaff rigged.
