My conspiracy theory is that the reason UK marinas are so expensive is that they can see that when the current berth holders sell up there will be no one to take their place, so their getfing every last penny from the current lot before the luxury flat building commences.

Spot-on. So many of our marinas are, effectively, owned by land banks. Even ABP, who, I suspect, only pretend to be interested in commercial shipping, are just managing the decline of their portfolio until they can build on it.
Agree, and wrt "Peel Ports" ...even more blatantly so. Do they still own that Trafford Centre shopping palace?
