Buying permanent marina berth.

I have seen advertised several marina berths in Spain for various sizes and costs but no other details.
(I know I could email the sellers for more info)

Questions.

1. On top of the purchase costs which seem to be lease/licence to use berth for x no of years, is there generally annual service fees or the like.

2. how strict are the harbours on the size of the boat, I have seen some that would be 8 inches (200mm) short for some of the boats I have in mind.

3. In general does the occupier of a berth have the right to buy a further lease when the old one expires.

4. Can you assign/rent out your berth when you are not using it.

1. There are "community charges" which can be about 3000 euros pa for a 15m berth.
2. Luck of the draw. Most seem to take the loa from paperwork.
3. Variable, depends on rules province.

Agree with all but no:4.

I owned three 12m berths in La Manga and rented out annually (to Spanish boat owners) for four years.
 
Thanks for those replies, weighing up the options to put boat in Med. Almerimer-Roquettas-Aquadulce regions... berths seem not too bad but irksome jump between 11..99m and 12.01m , 12.2m costs the same as 15m in almerimer.

We are thinking best size/value seems to be about 40 feet but 42 foot boats seem to be better layout and space wise for living on as holiday apt, I personally want sub 44 for singlehanded sailing (ideally just under the 40 ) but conscious that I would just need practice....
