Advice on buying.....next steps?

...have posted reply 3 times earlier this afternoon but not yet approved/posted by moderators, have just noticed this "quick reply" option and hopefully this reply will get to you guys quickly!!!
First-off many thanks to all for the generosity of your time, the extent and content of your responses has been very helpful and all comments have been taken on-board.
So, to give you the answers not yet posted here goes...

Offer was put in at 5% below asking price - an assessment made by myself based on similar boats on the market and the work, albeit cosmetic, that we felt needed doing.
Seller is not on holiday - but was away for a few days in the first week.
As wottayottie noted I thought we were being held in "reserve" also only to see if the couple looking at the boat last week were going to put in a higher bid.

I called the broker, said that we were going to assume that no answer means rejection of offer. Broker was quite understanding and helpful and said that the other couple were not making up their minds on an offer (hence my suspicion on just being held in the background) - this clearly provoked the right response as no more than 3 hours later I had a call back confirming that the offer had been accepted!!!!

Without wanting to tempt any further delay or issue it seems that all's well that end's well, contract of sale has been sent to vendor to sign which we will have a copy to sign in return, all seems pretty much in line with what the RYA secondhand boat book says should be next on the sequence of events....

I'll stop myself there as I feel that I'm waffling on so I'll again say many thanks to you all, had a much greater and considerate response than I hoped for and after a frustrating couple of weeks you have all re-ignited my belief that there are good people on this Earth.

My replies have been posted and contract of sale was received today - yippee!!!!
We've taken some inspiration from a number of posters here and intend to record our first boat-owning/sailing/fitting-out/crusing/highs/lows and other experiences and share for the benefit of all who read this forum....once we have something notable to talk about we'll get it on here...
Must mention that we've been particularly motivated by the beauty and frankness of Dylan Winter's vlog and Nathan's humour on Kudu (give us more Nathan!!!)
