Carter and Ward at Rochford would step and launch much cheaper, and you can anchor in *most* of the Roach.
With a 5' 6" draft you will need to be close to springs to launch at Sutton's Wharf [Carter and Ward]. But Nigel there would probably be very happy to help you and if you asked around a member of the Roach Sailing Association [RSA] would happily take you down the river through the twists of the channel which are not obvious in the murky waters. The RSA also have a lot of experience at raising and taking down masts [even managed Full Circles, double spreader] so if you fitted in with one of their days you might find your mast raising could be done for as little as £20 [cost of the jib hire]. Of course joining the RSA may be useful at £10 a year.
A 32' long keel boat would happily shoulder its way into the mud if you were looking for a permanent berth at Sutton's Wharf. And the train to London is convenientish. But no showers at Suttons Wharf.

Ivan (the Terrible) ran Suttons at GREAT WAKERING where his widow still runs the place.

Suttons Wharf at Rochford is an entirely different place at Rochford, although confusingly Wakering YC is also at Rochford these days
It used to be at Wakering when Ivan was there, but we moved to Barling Creek where the Barling Bomber practised a bit of arson on the club barge.
