Turkish annual visa

We are considering wintering in Turkey for the 2022/2023 winter and maybe longer. Can anyone tell me the requirements to get a annual visa or residency please. Also any recommendations for an agent to help with entry to Turkey and getting a visa would also be welcome.

Health insurance. And marina contract. Or address... Agent if you can't be bothered with the online form... It can't be to bad I did it..... Eventually ??
