If anyone is interested the land from my property up to the railway bridge is for sale. In all this is about 39 acres. Offers in excess of £200,000 .

Yup! Towpath frontage, no permanent mooring, flood plain but has fishing and shooting rights, never in a zillion years will any development be allowed. Poor pasture... Personally I value it at about £40-£50k tops. Still if someone has the dosh and don't need it.... maybe it will sell.

Agricultural land values have risen substantially in the last couple of years, with even 'poor pasture' land worth £3k+ per acre.
