Chatham redevelopment appeals - with a euro millions win in my back pocket - there'd be sandy beaches and everything next to Maby Pier.

I'll do a few hours on the pier on Saturdays collecting harbour dues, soon get the money back...

That's the trick - get enough people to buy in so that the investment is a few hundreds, not hundreds of thousands. The trouble with these piers, of course, is that they probably have virtually no assets, so the investment is unsecured. The country club I mentioned has land in a good location - if it had to fold, there would be plenty of scope to sell the land and recoup the investment.
