None boating re land registry

I just received a recorded letter saying new chap next door wants to register his property as free hold .
Why do they want my consent , is it because I'm the adjoining property,.
The map shows no change re size of plot so I don't think he's intent on nicking any more land than there already.
Thing is when I get stuff that says you may want to get legal advice I wonder .

Probably ensuring that you (being the neighbour) has no claim over the land thus giving you the opportunity to say "whoa this is my property how can you claim it is yours?"

Establishing boundaries and ownership is critical for continued friendly relations with your neighbour. Trust me, I know all about this having gone through a 10 year dispute with an elderly neighbour (female) who was insistant that my property was hers and I was able to prove it wasn't. OK, she has gone nutty in her old age, and she ended up with an injuction and criminal record against her, but that didn't stop the aggro.

Sort out and agree with your new neighbour what exactly you each own, and if necessary get the detailed plans from your local land registry, or you could even get a surveyor to do this if you want to pay.

Do not trust this to luck and good will, because neither of these have any expertise in this area.

Dont think theres anything to worry about here. There just going through the legalities and dotting all the I's.
By the way are your property's Lease hold at the moment. It might be posible to do the same as him and make yours freehold as well if it's worth the trouble.

Thank's for the advice chaps having thought about it I believe it must be normal practise but I'l take the oppertunity to speak to the new fella , cos I see he has a small boat trailer !!!!! so cant be to grumpy ..

Suggest that you consider the same route as next door as Freehold houses often easier to sell on than leasehold. May be some cost sharing opportunities . If you are already freehold and you need to pay a professional then next door should pay.

make sure there,s no shared access,eg my house is atached to next door with a passage through the ground floor tto the rear of the properties and is called a techy name like flying something our other.Can,t see any other problems,must be that his place is still registered as say farmland/smallholding ect.
CAB might put you at complete ease with a phone call....free
