Yes, it is very tranquil too. The front of the house is on a street that is quite close to the main street but not much traffic.
The other house I looked at today had terrace with a great view but not much shade. Another to see Monday but the first is so perfect - fully furnished and ready to go. I also met the lady who looks after it for the current owners and she is lovely. She was cleaning as today was a changeover day and was very thorough. She is delighted that I would be living in it over the winter.

Yes when we moved to Spain the local people were pleased they had new neighbours…….shade is a good thing better than views!

16th century townhouse, three bedrooms, stable/garage with room for two cars and mezzanine office. Four restaurants and two bars within staggering distance, 40 min from coast.
Remember, 40 minutes from the sea could be two hours during the boating season…with nowhere to park when you arrive.
There are ways around this…a motorcycle for instance

Oh, I know. Its actually around 60 min (80km) to the boat’s current berth (La Grand Motte) and there is no direct public transport. If I stay there I might get an E-BIke that will go in whatever car I get and fit on the boat. Park the car at a long term in somewhere near Montpellier and bike from there. I haven't owned a motorcycle since 1981 when I wrote off a Honda 400/4 against a tree.
If I move to Cap d’Agde, there is a train to Agde and a bus from there to the port.
Right now my major focus is reading up on how a non-French resident buys a French SARL (the house is owned by one). It is possible but complex. Thankfully my friend in Aix is a lawyer, albeit a corporate one, and is doing the hard bits. Also re-registering the (French) boat to UK for insurance, hadn't realised I need a new UK radio license/MMSI for the boat!
All fun and games but I'm sure it will be worth it in the long run.
