Marina Berth leases

Does anyone have experience of purchasing a berth lease and the do's and don'ts.
I have an opportunity of purchasing a 11.5 year lease (formerly 25 years) from
the ex-owner of my boat. What yardstick do I use to determine his offer is
realistic ?
