There are no ground floor residential units on the old Cranfield Mills development (and I suspect the rest of the North side of the wet dock) on account of the flooding risk so rather surprised they are showing what look like traditional houses on the Island site.

We've lived here for 10 plus years now, its our home and community people cant just move we have nowhere to go and some here cant move. We have people with physical disabilities and mental health issues myself included and moving is definitely not straight forward. The Nixon family are our friends not just the owners we have a social life that we are all part of.
People have lived here going back decades, the business has been here 50 plus years, with the Nixon family for over 30 years its history being lost for what greed?

Forgive my vague knowledge of the area, but does that mean that the residential properties will be on the island facing debages?

Where did you find the artist impression please Lucky Duck, and could you send a link for it if possible please?
ABP have stated in black and white (Ipswich Star) that they have no plans to develope the area, and we are being moved off for safety reasons. No safety survey has been done to our knowledge and it would be very handy to be able to present their own ideas of what the development would look like, that they definitely don't plan to do!
 
I don’t know really. They’ve just done loads of redevelopment next door at Beacon marina (formerly Haven), and I get the impression that they have not made themselves overly popular in the process.
My gut feeling is that they will not redevelop that area - New Cut not being the most attractive of riverside locations. I think for some reason they just weren’t happy any more with having live-aboards down there, though quite why after 30 years of seeming to be fine with it is anyone’s guess. I’m hugely biased obviously, but it’s a lovely community. Never a hint of trouble, no rubbish anywhere, and the marina owners really are loved by everyone down there.
I understand that "The Leasehold Reform, Housing and Urban Development Act of 1993 gives the leaseholder a right to extend their lease by a further 90 years once they have owned the property for 2 years.............. as long as you meet the criteria for extending under the Leasehold Reform, Housing and Urban Development Act 1993 your landlord cannot refuse to extend your lease."

If it is a business lease, rather than a residential lease "You have the right to extend your business lease if your original lease is protected under the Landlord and Tenant Act 1954 and you serve a Section 26 notice correctly. This is not guaranteed, as a landlord can refuse the renewal for specific legal reasons, such as breach of lease terms, the landlord's intention to demolish the building, or their need to occupy the property themselves. "

I ran a yard on the island in 2019/20 and we had a meeting with ABP to go through their plans for the whole site, and whether we could be a part of it. We were shown a 3D simulation of how they envisaged the area - predictably just a mass of steel beams, glass and towering flats with a few strategically placed shrubs. All pretty standard and uninviting modern architecture. I don't recall seeing the old Lockmaster's house on the plans and my view, though I hope I'm wrong, is that they're waiting for it to fall into a level of disrepair that 'warrants' demolition (much like the old Tolly site). I was told, not by ABP, that the hole in the roof was deliberate in order to hasten its decline.

A while later ABP had a series of exploratory bores made all over the island as a prelude to development. What they found didn't fit with their plans at all..... Most of the island is built on a Victorian rubbish dump and its structural integrity wouldn't be suitable for building anything tall. We were told the cost to dig everything out and start afresh was too high to justify and so the development stalled. I don't know current plans but assume they'll plan something at a lower level?

I do remember that there were houses shown along the island side of the New Cut East but nothing on the Nixon's side. I think they're obliged to keep the railhead clear and useable for a certain period.

I had a great working relationship with Debbages and we shared craning responsibilities on the island. I loved the sound of their might Iron Fairy but it didn't have the same lifting capacity of our Coles. They were/are good people and I hate the thought of their yard and waterfront going.

My over-riding memory of ABP was of a remarkably astute company with zero interest in yachts and only a slight interest in shipping. It seemed to me that their main aim was/is managed decline in order that they can redevelop the many sites they own around the country.

I doubt petitioning ABP will help one iota, but I'm going to write to them and IBC anyway.
 
I suggest everyone stays put ,but have some contingency plans for if they cut the shore power. If ABP get heavy handed this is the sort of story the national press love , Perhaps ABP wont like the negative press. This sort of thing can drag on for years and years.

That is my hope. Let’s see what happens.
 
I discussed this with the RYA East Manager today. If any of the berth holders (or I'm guessing Nixon family) is an RYA Personal Member, then the services of the RYA Legal Team might well be available. If not, then the RYA is unlikely to become involved. I don't think that joining the RYA retrospectively, as it were, will work.

Do any berth holders have Legal Expenses cover with their boat insurance? Might be worth a try.
