I won’t bore you with the details but I am virtually viewing a house in Coverack close. It seems quite close to the Motorway. is it affected by noise and pollution and for that matter, what about the rest of the marina?

Phil, there are definitely Port Solent residents here who pop up on the Premier threads.

Do you mean Coverack Way BTW? If so, yes it’s quite badly affected, the M27 Motorway end especially. And the nearby M275 interchange doesn’t help.

We looked at buying a place in PS but found the constant motorway noise unacceptable.

It's not helped by the emergency sirens from the A27 and M275 (?) heading to and from the local hospital at anti-social hours.

The queue for the lock (like many locks I guess) can be problematic, SunSail don't necessarily add to the ambience and even though some enjoy the crawl down harbour we found it frustrating with a large boat and many differing speeds.

HOWEVER the development seems to be a success so different folks ... etc.

The Highways Agency is literally in the process of building a noise barrier which should significantly reduce the noise when complete. They are due to complete construction by June.

I know Coverack Way and the road noise depends a lot on the weather. A gentle south westerly wind and it is quite quiet (more so in summer). A gentle northly it is more noticeable. Having lived there, you notice the noise when you first move in, but within a few weeks, because it’s a constant rumble, you stop noticing it. However, hopefully when the barrier is complete the road noise will no longer be an issue.

Even on a loud traffic day, you can’t hear the noise inside.

If you’re keeping your boat on a mooring in Port Solent and are also living here then the lock isn’t a problem. It’s only really bad on bank holidays and sunny weekends, but even then if you’re living here you can easily time your exit/entry through the lock for less busy periods. Even in the summer I have rarely had to queue longer than 10 minutes waiting for the lock.

Oh, and one last benefit.... you’ll have the marine superstore literally on your doorstep (although that might be less attractive to you bank balance!).

Thanks everybody, right now I live next to an almost silent field. I work in central portsmouth. I have the luxury of working from home when not teaching. Home needs to be quiet, fresh air and relaxing. It sounds like PS might not be for me.

Next on my list is Emsworth. Anyone got any opinions?

If looking Emsworth way but searching peace and quiet try Prinsted or Chidem as well . I love Emsworth as good places for a drink, breakfast cafes etc with Waitrose and Wilco in Havant but don’t be drawn into buying in Havant of course . The slight downside of that location are traffic delays caused by one track to hauling island creating back log on road to Emsworth plus traffic delays caused by developments on outskirts . Also be mindful of plod speed cameras in Emsworth approaches. If draft permits a rustic marina provides a lovely setting plus walks a plenty on you door step of course .

Chidham is more Bosham/Nutbourne than Emsworth, but both are lovely, and both will require you to start adding zero's to the price.. south of the A259 add a zero..

Me too.. I live just east of it... good pubs, restaurants and takeaways.. and the harbour... for what you are looking for (quiet and fresh air) I would consider investigating the stilt houses at Emsworth Yacht Harbour but they are expensive and I understand come up for sale rarely... Havant has nice parts and bad parts... Warblington end is OK... you might want to consider Westbourne (just north of Emsworth)?

Thanks everyone. All really good info. I am currently fairly local (Fair Oak) but am wondering where the next home might be. I work in Portsmouth (near Gunwharf) but somtimes I can aviod rush hour). I have been spending quite a lot of time in Winchester, which is lovely, but work in Portsmouth. Boat is on the Hamble. Spent spent some time considering Hamble, but it is very hard to commute from, next on the list was Wickham but its getting more and more built up. Then started thinking about Chichester....

I lived in Chichester for three and a half years and had the boat at Mercury at the time on the Hamble. For two of those years I was just outside in the village of Oving. I never had any particular issue with the 40 minute drive to the boat or the occasional commute at rush hour into Portsmouth. The ring road can be a pain at rush hour, but the location makes it a small sacrifice. If I was looking to move again Chichester and the surrounding area would be top of my list.

Since the lockdown I’ve been doing more cycling and recent cycled through Warblington. I was very pleasantly surprised, I’ve never explored there before (despite working in Havana for two years some years ago) and always assumed it was just another part of Havant. It really isn’t!

I wouldn’t be looking at Hamble area if you need commute for any purpose. The new housing developments on Hamble Lane will only make the traffic congestion in the area significantly worse. A bit like Fareham Road to Gosport, but a more attractive location.

I have a boat in PS and for sure when sleeping on board you can tell the wind direction in the morning without looking out, road noise is much worse with any wind the N, having said that I did consider living there. It will be interesting to see how much is reduced with the noise barriers
How about Hayling Island ? Yes there can be traffic issues getting off the Island but most times its fine, the benefit is a lovely community and mix of property and places to live. I'm on the beach !! Despite some saying it's built up still 2/3rd are farm land and many houses are tucked away and just so peaceful.

We have lived in Emsworth for over 20 years and love it. Of course it all depends upon what part of Emsworth as with any village/town.

We used to keep our boat in Port Solent and although sometimes the lock can be a pain, we would leave very early in the morning when possible so did not have that issue on the way out. Way back we sometimes had to queue but never too bad.

Of course the downside is the transit from PS to the Solent but that was always a good time to prep the boat on the way in or to have breakfast on the way out!

I live on Bryher Island so not much further from the motorway. The noise is OK on the marina side of the house but definitely a bit intrusive on the side that faces the motorway - Fortunately for us the kitchen, lounge, garden and master bedroom are all on the quiet side. They're currently erecting a sound barrier by the motorway so let's see what difference that makes.

Thanks everyone. My house sale should complete as soon as lockdown ends and my plan was to liveaboard for the summer and think about what and where I want to buy. But with a son now back home from Uni and uncertainty about re-opening dates (and potential for another lockdown) it looks like buying this summer, or renting somewhere, would be a wiser decision. Hmm lots to think about.
