There is a lot of news in the local press about a new £100m marina and dock development within Barrow Docks - that's Barrow-in-Furness on the NW coast of the UK.
If/when it goes ahead part of the development will be a £9m new dock gate and canal system into the marina giving 24hour access which, I think is, unique on the NW coast.
From here there is day sailing (alright about 12hrs) to Scotland, Wales and the IOM.
My question is how many on here would consider berthing here?

The idea of 24hr access is great but, I berth in Fleetwood for 7 months and it takes me 15mins max to drive there. Although it is only 15miles across the bay to Barrow as the albatross flies, it is 1.5 hours by car to drive all the way round!
So for me it is far to much hastle, as I hate driving now with speed cameras everywhere as I seem to be incapable of driving slowly. (although I sail very slowly) /forums/images/icons/smile.gif

Quick calculation:-

£100 million divided by say 200 berths equals £500,000 per berth building cost. Allowing a gross profit of 50 per cent, berthing fees of £10,000 a year, averasge, would still only pay off the debt in 100 years.

Stand by for a spectacular bankruptcy in about five years followed by a sale of assets for 10 per cent of capital value to a venture capital company with the local council picking up the pieces.

Not surprising almost no new marina development has taken place in recent years

But if the development includes a couple of hundred houses at half a million each? ......then the cost will be largely covered. Of course the marina operator will then only charge a nominal amount for the berths, so it'll be dirt cheap /forums/images/icons/smile.gif

You'd be so lucky - they'll price the berths to ensure that they are full, but without much of a waiting list. Maximise profit.

See Sovereign Harbour as an example of this approach and draw your own conclusions.

NW1 is near the bottom end of Edgeware Rd not sure where NW19 is never got that far. I was always warned that the naitives use the telegragh wire for bangles that far north<s>

There seems to be a fair bit of development going on in Wales at the moment, Beaumaris, Fishguard, Deganwy, Holyhead. Nowhere on the Welsh coast will be more than 30 miles from a marina before long.

The costs includes about 400 new homes, a sports stadium, a motor boat racing facility, etc - please don't be so simplistic.
