I recently sold a boat in which the survey reported all was well except it had a severe case of osmosis and the compression post had crushed the frame somewhat. For a variety of reasons I wanted to sell and I therefore discounted the price by the full cost of the lowest of three estimates for the repair and a further £1000 to cover the buyer's risk. All the advice I took at the time, as seller, was that this was the right thing to do.
So...
Does your seller have other interested parties, if not ask him to drop the price by the full cost of the repairs plus a further amount because you are taking on the risk of other problems being found when the repair is undertaken. He can only so no and you can negotiate up from there. You get then can get the repairs done (or not) at a time and quality that suits you.
