Be very careful with the standard HISWA (Dutch Yacht Surveyor's Assn) sale contract.
If your offer is accepted you are committed to buy unless you can prove that repairs required by your surveyor exceed 10% of the purchase price. If you pull out of the deal you lose your deposit.
Dont know how your Aussie dollar is holding up, but the GB pound has dropped massively against the euro, so GB may be the place to buy at the moment, at least thats what the europeans seem to be doing.
I bought a 11.3 m Dutch steel cruiser in Belgium in 2002. A very easy deal. Broker very straightforward. The survey company was very though and I think I saved a lot of money at the time. Mind you the Euro was 1.50/1 pound at the time. This may make it expensive at the moment. If you buy inland you should find a solid boat with little corrosion. Mine is 1978 and I paid 48,500 euros. and the underwater sections were still 4 mm thick and no corrosion shown and the owner never went to sea and antifouled every 5 years. I keep it inland in France and I lift and repaint every 3 years.

If you want to spend a lot of money fine but you can get a good older boat cheaper and better condition than the UK. Mine is worth a bit more in euros now than I paid for it. very low depreciation. The scenery and locks are still the same however much you spend.
