Looking for some info on Port Solent & Hythe Marine Village properties with berths. I know there are a few forumites who have places there and want to find out information the estate agents wont disclose.

Which is the best development and why?
Best positions in each development?
Are the properties a reasonable investment?
Any restrictions on moorings, for example using a HydroHoist?

There is one with mooring for sale on Boats and Outboards (or was) It was on there for about a year. Approx £300k. 12m berth. May be worth a look, can not remember if under Berths or Waterside Property,

Looked at PS and Hythe properties when deciding to move south at the end of 2004. Of the two I preferred Hythe as it was quieter not being next to motorway. As for which properties are best, I would go for ones nearest the centre of the development - the ones around the edge have lots of members of the general public wandering around, the middle is a little more private.

House prices there now seem to have increased a little from when I looked, but nothing spectacular.

In the end I decided against living in a marina as at the end of the day it was just another housing estate albeit with a boat at the end of the garden and bought a renovated victorian property on the IOW instead.

Having said all that, I suspect you intend to rent it out and keep your Cougar there so most of what I've said is irrelevant to you! There seems to be a strong rental market for marina properties so I doubt you will lose it if you go ahead.
 
I don't have a boat at either, but have been to both. Can't answer all points.

- pros: restaurants & pubs, might be easier to get to depending where you're coming from, portsmouth harbour plus you get to see the Navy. Cinema and Gym (David Llloyd), plus good chandlery (Marine Super Store) onsite.
- cons: some traffic noise from motorway, noise from pubs, drunk 15yr old chicks staggering around on a Summer Saturday pm, can be a wait behind X-dozen sunsail boats to lock in on Sunday pm if unlucky, plus the landfill tip is never far away.

Best positions are probably as far away from the pubs as possible (e.g. other side, towards the lock end).

Hythe:
- pros: quieter, southampton water plus you get to see QEII and QMII.
- cons: Hythe village not exactly a "happening" place, though some more pubs/restaurants in the village within walking distance, ish. (1 or 2 in marina). Less/smaller facilities. Older children might mutiny and take up graffiti art thru boredom here.

Horses for courses, really, although there's a long list of "cons" for Port Solent, I should add that I really like the place: it's fine for 10mths of the year, and just becomes a bit of a zoo in July/Aug.

Just spoke to management company at Port Solent and HydroHoists are a grey area. They are having a meeting about it on 24th and I know they don't permit them for non-property bertholders.

Will ask Hythe the same question.

Been to both and preferred Hythe. Port Solent has a long (15 mins+) speed restricted channel to open water, whereas there are no speed restictions in most of Southampton water. The scumsail boats can also be a PITA, as they clog up the waiting pontoon and you have to hold position in the channel for over an hour!Hythe is quieter but it obviously follows it has less facilities. Personally I'd avoid them both and look at the marina development in Exmouth. Well, actually I'd avoid marina developments all together, but that's obviously down to personal choice.
 
Magnum - given your situation I think Hythe would be preferable. Both developments have locks, but there is a long drag down Portsmouth Harbour at max (no wash!) 10 knots. At Hythe you are straight out into Southampton Water and just at the end of 6 knot speed limit for upper Southampton Water. Both developments have petrol for the Verrado /forums/images/graemlins/grin.gif

From Hythe you can zap it down to the mid Solent and either turn East or West.

As to properties, that's down to others. But Port Solent does buzz at weekends with all the restaurants and bars. But there are some quite parts. I have friends who have a place on the opposite side to the main commercial area and it's not too bad. I just think the time taken in and out of PS is it's downfall.

The real shame is that you can't buy an apartment at Gunwharf and get a berth in the marina - that would be an alternative option, although you could dry stack the rib at Kevin Brown at the Camber and then it's a short walk to the mooring. That way the rib would not be in the water all the time.

Why are people mentioning the speed limit and no wash at Port Solent? :-)


Also, in a RIB the locking bit is a breeze as they will always get you in between other boats - thats been my experience - even side on once the locked is packed.

Anyway I thought Magnum was not keen on the Solent as too busy, too crowded, too much of everything............
 
Is Port Solent a Premier marina? Premier Marinas official position on boatlifts is that they don't permit them; this dates back to an incident involving a misrigged boatlift that ended up launching a boat on to a pontoon a few years ago.
 
At least Hythe is adjacent to a real town with real pubs and restaurants.

Then again it's probably 10 years since we were there. Hythe used to buzz on Fri / Sat nights. P'raps it was trippers from So'ton. Is the pier / ferry fixed yet?
 
For Port Solent the best houses are on Bryher island. These were the latest to be built and seem to command a premium.

As MJF says there is a very strict limit on 11 metres LOA although I’m told if you had a bigger boat moored before they got strict you’re ok. There was a flat for sale at Oyster key recently that came with a 12M birth.

Agree it can be a drag getting out into the solent but a lot of the ribs ignore the speed restriction on the quiet bits. Actually the Sunsail ribs tend to ignore all of the restrictions!

Personally I prefer where I am overlooking Porchester Castle, great view and get to see other forumites come and go.

Never been to Hythe, I'm based at PS as it's 10 mins from work.
 
Suggest you log on to the Waterside Properties website - they sell most of the properties at Hythe and PS. Properties at Port solent are a bit cheaper at present (£350K for an average 3 bed with 11/12 metre mooring). At Hythe they are quite a bit more - most 3 beds go for £450K, 4 beds £650/725K and anything up to £1million+ for 5 beds, all with 10/15 metre berths dependant on the house.

We berth at Hythe and can recommend it. It seems like a good community for those who live there (we don't), but there are restrictions eg can't wash the car on a Sunday etc. Most residents seem to like it there, but like all such developments, it's only as good as your next door neighbour (you are very close to each other).

If you decide to come down, see if we're on board (we usually are in the season), Berth B122, and have a beer.
 
why noy have a flat/ house in ocean village, they have quite a few with 10m berths and you are allowed a hydro lift, there are 2 in the marina. Also NO lock!!
 
Ocean Village is fantastic, the flats are all quite new and they're doing some good deals at the moment. Only thing is that its not the easiest place to get to by car.
 
I have been talking to a SS sales person about a new boat, in passing he told me he had just delivered one of those new SS 60 knot jobies to PS and the person who has the SS has a Hydro lift on his house mooring at PS, so there cannot be an issue.

Having spent a number of nights at Hythe visiting Wiggo and Nick2, it is a nice marina, very quiet and very tight if you have a 43ft boat (rib no issues) the Hythe lock is very deep on springs and on some springs difficult to get the ropes from the flybridge.. PS very good lock, ribs never obey the speed limit so only 10 mins to the channel.

We looked at buying a house in PS, but when we upgraded we could not find a house with 14mtr berth, so if the rib is all you would want it is a a good option, and if you ever brough Magnum back they can accom big boats, tcm had his there so they could easly accom Magnum.
 
You're dead right about the Hydro Lift at Port Solent, but there have been complaints, hence the meeting on 23rd. The terms of the lease state that "only one vessel" can be berthed. It looks like someone is trying to argue that a Hydro Lift is a vessel.

Anyone know what the legal definition is of a vessel?
