I've had happy sailing associations with the Roach since the early 60's.
It has loads of romantic appeal, for me, but, at that price, it would be difficult to justify, wouldn't it?
What do you think the turnover might be.....say £50k pa in a good year?
Then expenses?
Is there enough left for a living?
Or would it be change of use? Copy the Essex Boatyards model? Development?
Bridgemarsh has more scope, maybe?

I am a little puzzled as Pagglesham Boatyard Ltd has been liquidated. A news item from 2007 (http://www.echo-news.co.uk/news/1858309.paglesham_boatyard_on_market/) said the boatyard was part of Essex Boatyards and was up for sale. Was Gary the new owner?
As to NealB's comment about turnover, he is wildly out. The sale details mentions c50 moorings with potential for about 80. Then there are some houseboats, plus the slipway, shed and open storage. I doubt if they turned over less than four times that amount.

Not fr me I am afraid. Very difficult to turn a coin down there, not the least reason is the access road. Moorings are 500 quid a pop or a bit more, Its all a lot decayed, and Essex Boatyards still own it, AFAIK.
The houseboats are not a credit to the area....
Bridgemarsh is still for sale at 2.5m was 3.4m but still no bargain.

Likely at the bottom end of the maintenance and equipment renewal cycle as well? Is the price reflecting a possible developer's premium?
