Marina Capo Nord ,North Italy - any opinions?

Hi,
I'm looking for a nice long term place to keep my boat from next Summer on.
Done some research in that region and found this marina to be best priced and it's even looks fine.
Before I commit myself in a contract does anyone been there and have a first hand opinion and impression?

By Capo Nord I presume you mean one of the marinas that form the three marina complex of Aprilia Marittima, in the laguna di Marano, near to Lignano. I have kept my boat in the Darsena basin - the original part of the complex - for over 30 years. It is a 2000 boat complex of three separate marina basins, Darsena, a later addition, Capo Nord, and a much later, more up-market entity, Punta Gabbiani. The important point for those in a long distance berth-holder position is total security - in 34 years there I have never had any damage or theft problem. The position is within a lagoon so no heavy weather seas can reach it. But that does bring its only downside, five miles of channel motoring to reach the open sea.

Capo Nord is a distance away from the main shops and facilities compared to the other two. Also, it does not get the tidal scouring (ca. 1m range) that the other two get, meaning it can sometimes be dirty in the corners. The original plans stipulated an outfall directly into the lagoon but the developers preferred to build an extra two houses fronting the lagoon instead - more profit.

In the image below, Capo Nord is at top left with its entry from the Darsena section and Punto Gabbiani with its own entry to the right. The bottom left of the picture is Terra Mare, private housing with their own moorings. Most shops and restaurants are concentrated around the high buildings to the right of the large, red-roofed building, so you can see how far you need to reach there from Capo Nord.

Love this forum.
I don't mind some motoring to get to the open sea and with my car shopping distance is unimportant.
So I guess I found my next Marina...

NE Italy is a logical choice for many southern Germany residents, especially from the Munich area - there are many in Aprilia Marittima, along with Austrians and Swiss, making up close on 50% of the marina clientele. Because of the holiday catchment area, German is spoken by most of the locals, especially those in service and retail ... much less English, I'm afraid.

Slovenia and Croatia lie only 25nm distant and in the latter case, after clearing Istria, offers some excellent cruising grounds. Italy itself is not quite so easy to find anchorages outside of the local lagoons but more than compensated by being able to visit Venice (50nm) in your own boat.

Shopping locally is anyway best in Lignano (rather than the marina with its two small markets), where there are good supermarkets quite close, with Eurospar, INS and Lidl, open all day, every day.

None. If there are they would apply only to Italian-registered vessels, which only must be registered if 10m or more.

You are only likely to be asked to supply a copy of your German registration document by the agency from whom you rent your place. No one, the Circolo Nautico who administer the harbour and marinas or the Guardia di Finaza who occasionally patrol the area looking for large, new, Italian-owned yachts, will bother you about anything - not even proof of VAT payment. You will be moving into a very laid-back and friendly boating environment.

Way too much laws and stupid paper work in our world already :)
So my only expected problem there will be my non German-Italian language knowledge...hmmmm

You will indeed encounter language difficulties but other non-German/Italian-speaking nationalities are around - I think many business-people in the area have some English but prefer not to use it. If you are in, or will be moving to, Munich, you will probably have picked up enough German by next summer.
