I did actually spend 20 mins composing a reply that took in most of your points and gave a little info on the front runner.
I have no idea what happened to it (Kim)?........May be my habitual use of the back button [shrugs].

Anyway She is now under offer subject to survey. Seems like the one after searching for 2 years.
