Good for you. Frankly I would sell the boat unless you know the waters well enough and then you got spares and all and lets face it, she ain't no spring chicken. But you have had her a long time so it will be a wrench.
I hope you sell the house quicker than the last one and it will be great to have the family back together again.

I was a little tempted, but don't think i have time for any more projects just now.
Buyers tend to view non running stuff as if the engine is dead. She'd make much more money if she was on the button. Up to you of course and time may well be a big factor for you, just thought i'd mention how the ad read for me

A: Turns over for sure but I have not started since last year - I only got back from abroad yesterday. So, I will get out on her on Wednesday or Thursday and start up. I need to charge batteries first. then post the results.

Oh dear. I seem to be quite rubbish at this forum thing. I see things where i think i could post something of use to somebody, and all too often it gets mis-construed.
I sell things for a living and have been doing so for the past 30 or so years. I know what makes a good advert and i know the type of things that make bad adverts. It's what i do and i'm pretty good at it. Allow me to translate the above into something the buyer will be thinking :
A) She's been out of the water three years = gonna need a fair bit of work.
B) The batteries are flat = i'll need new ones. (See A)
C) The engine has not been started = if it was a simple case of charging some batteries up, why hasn't the seller done so. Chances are the engine is knackered, i'll factor a new one into my bid (see A again). (Actually, do i need the grief of engine problems).
"We have not used the boat for some time due to work commitments, but she starts first time and runs like a watch", paints a totally different picture, without telling any lies or conning anyone.
I wasn't trying to be a smart ar5e and i wasn't trying to slag your boat off. I was simply trying to point something out to you, to your benefit. Like i said, hope you get some good bids.
