Drying Harbour Dues

Our harbour has just introduced a charge for regular user,s.
20 euro (£17)per meter summer, 25 euro (£21) per meter winter.
The harbour has a couple of fresh water taps, no electricity and dries to a rank drain for at least 6 hours of each tide.
The inner hatbour were most pleasure craft tie up is well sheltered.
I,m wondering how this compares.

Comparing with Port Dinorwic outer pontoons, which also dry. Annual fee for boats up to 7 metres is £1200, electricity not included. I believe the operators have recently gone bust, so even at that rate they have been unable to make a profit.

Slightly OT but why do marinas etc have to charge such huge fees to make a living?

Apart from modest amount of land used (per boat), is it insurance, maintenance, labour costs that dominate???

And the need for a return on the capital employed to build the thing in the first place.

Our sailing club drying moorings work out at about £50 per metre per year by the way.

They cost a lot to build and maintain. Ther are usually fairly hefty civil engineering projects, especially if sea defence building and dredging have to take place. If you think marinas are expensive for the users, then compare the costs to static caravan sites. What do they provide? Some grass, dingy bogs and someone to mow the lawn every 2 weeks. They really are a rip off.

Works out at 360 per year for my Centaur.
The harbour was built by a local merchant and ceeded to the town many years ago, according to the locals.

I cannot claim to be up to date but PD has always been close to full. Its problem is that it is very small, especially inside the dock, with no space for pontoons, which may not be allowed anyway as it is a Grade 2 listed site. Not enough punters and too tidal/ inconvenient to raise charges to a profitable level.

Can you park your car in a car park run by the town for less than £1 a day?

Can park at the harbour free of charge.
Maybe its not so bad, just a shock when it was free till now.

Are tied up to the wall, on a pontoon, or on a mooring in the harbour?
