Buying a berth at Port Vauban Antibes - Is that a deal?

Yep, you get about 80% of the rental income. There's no "yield" anymore of course, because with short leases remaining your berth will depreciate at least as fast as the rental income, but it's still useful to have some payment for the berth when you're away from port.
 
Eren, you should try a pm to Deleted User, he just bought a 23x6 on Mole Sud, and was originally looking at a very cheap berth at the root of the Y quay.

Antibes is a great place to keep a boat - easy access from Nice airport, lots of nice anchoring locations in close proximity, good year-round town.

Yup I originally did look at a 23x6 berth on Y quay but rejected it in favour of one on Mole Sud for 2 reasons. Whether they are true or not, I did hear stories of boats being broken into on Y quay but the main thing for me was that Y quay is a significant walk from the old town where you'll probably spend most of your evenings in port because thats where most of the bars and restaurants are. On the other hand Mole Sud is a stone's throw from the old town. It is also closer to the capitannerie and has a sort of security barrier, both of which may put off the opportunist thief. You can also park your car on Mole Sud right behind your boat if there's a space. The only downside of Mole Sud and it may just be my particular berth but despite the fact that my boat is 5.5m wide it is very tight squeezing in and out of the berth

FWIW I paid about 25% more for a berth on Mole Sud compared to Y quay and I'm very happy to have done that

Any news on the berth situation in Antibes, I see some are now coming up at 70,000 Euros for 2.5 years which looks like the same price it was a year ago when there were 3.5 years o go? Anyway I will enquire and see what the best prices look like with a view mole sud better than Y.
 
I know nothing about Antibes, however I do “track” Mallorca berth prices

Frankly it is down to the whim of the seller and the prices range from “cheap” to simply extraordinary.

I always look at this as the cost of rent offset against the service charge and ( often) a club membership joining fee.

It them comes down to the price you are prepared to pay for security of tenure.

On renewal in club de mar there were really no deals for existing holders that would set the world on fire

Seems about right to me although obviously make an offer. Having now spent 2 1/2 yrs on Mole Sud, its definitely much nicer than Y and there's a better class of people there too:D
 
Yeah you definitely want mole sud. For your boat it has to be 23x6. Prices vary. 2017 someone bought at e80k; September 2018 someone sold at e105k. No logic. These are not rumours- I know both people well. Both were nice berths not awkward ones. I’d bid around e70k now.
 
The best I have been offered is 70k so far which still looks expensive given 30 months to go by the time I get my boat there!
Also does anyone know where this is? located anse St Roch?
the 70 was for Y so after the comments made I think best to avoid.
I would be happy to pay upfront but don't want to pay more than the total of the rent as it seems pointless if I am going to leave after the lease anyway.

there is and has always been a premium paid by buyers over the remaining rent because owning gives you security of tenure. They will definitely kick you out when they want you’r space if you’re a renter. Also gives you car park rights

Not sure thats right anymore. I paid €125k for my 23x6 berth on Mole Sud in June 2016 and thats equivalent to about the remaining 5 1/2yrs rent if I'm correct. Yes security of berthing and car parking rights are definitely worth having

I know this isn't the same but it always amuses me.
Thats about 22,700 euros p.a. - presumably plus services.
My annual berth costs for the 30 year contract in SC - even taking off the 18 months that it took to build the place is around 3,500 euros p.a. plus services.

And, in fact, it was cheaper than that - at the time, the euro was less than 72p to the pound. It is 90p now.

For me, keeping a boat in the Med as opposed to the UK has always been a "no brainer"

I don't actually see it that way.
It is more of "horses for courses".
The comradery in the South of France seems good.
But there is a great Brit community in SC as well.
The low cost in SC attracts a very different type of person.
In SC ALL boaters (yachties and stinkies) enjoy each others company.
These friendships streatch to back here in the UK as well.
I'm not saying that this isn't the case for other locations.
But back to the point - for me it is FAR better value for money.
And the location isn't that bad either.

I cannot argue with that in any way but there are reasons why some mooring locations in the Med are cheaper and some more expensive
