Broker commissions buying used boat in Europe (France/Italy/Spain)

Hi,
I'm looking to buy a used boat and checking different online portals (youboat.com, inautia.com and similar) and some ads say that additional commissions to be paid. Is there some general rule with boat listings? are they all subject to additional 10% cost for broker commission?

We bought our boat using a broker here in the Netherlands. He charged 20% commission on the difference between the asking and negotiated price that he achieved. Also we had to pay for his time searching for a boat, travel hours to the boat for the survey and a kilometre charge. As complete newbies (with limited Dutch!), and comparing it with buying a flat, we felt the cost was justified. We were very happy to have Michiel looking out for us. Michiel of Boatwish.nl. He travels all over the Med.
 
thanks Dizzy60. I think you got a fair deal - the more your broker negotiated, the more he earned as a success fee.
However my question was when looking at the asking prices on the online portals if those by default are still subject for an extra commission for the Seller's broker if it's not explicitly mentioned. Is it common practice, or if not mentioned I can assume that - that's the price (VAT being separate topic all together which I'm aware of :) ).
 
Bought our boat from The Netherlands. OK we went over to check it all out and carry out most of the survey and trial except for the structural part, but no additional fees to the broker over the price we agreed to pay.
Got to say tho, the whole experience was excellent with the guys in Zeeland. Very professional.
Even had an e-mail offer (unseen) just after we had agreed a price with the broker & seller.
 
Everything is up for negotiation in Italy inc the payment method .Cash offers I mean notes seem to cause prices you pay to tumble by more than VAT ;) .
Normally buyer and seller as Pete says ^^^ chip in commission.No point quoting an exact % because if you end up handing over a brown envelope it’s a lot less.
