I'm sure you're correct. I would add a warning about visiting there. I love the place and have picked up the outer moorings more times than I care to remember! I will no longer go on neaps, we bounced on the bottom for an hour! Springs or halfway are fine, two or three bounces and you settle. For my 1.5m draft low water neaps are a nightmare! Low neaps in a north westerly could wreck your boat!
