Bit OT - Marina Living

I'm moving to the New Forest/Southampton area next year and so obviously am looking for somewhere to live.

I quite like the idea of a house in a Marina like the ones I've seen at:

in Port Solent and Hythe marina. What do people think? I suppose they are expensive for the size of house, but I'm single, don't want to do any DIY and like the idea of no garden and the boat outside the back door!

Are there any blindingly obvious problems that i am overlooking?

I live in a marina style house !

And I love it , I would never go back to a house on a normal street again !

Some of my neigbours have boats, I can visit my boat anytime(already been on once today and had a ride on the rib).

If you want to do it, just go for it, you will never look back !

There are two groups of birds !

I am talking about the second type ! (Not the ones you pick up in a pub)

There is the seagull's and they screetch!!!!!!!!
The Cromarants flap there wings a lot because they can not afford any oil for thier wings? ( Did you know that ?)
The Swans Are very noisy when they fly somthing to do with thier joints ?
The ducks are very noisy too
Also the geese are louder then the sea gull !

But all of those are not as bad as a sailing person after a motor boat or maybe a tanker has given him a nice wake ?

Hythe is nice - at the moment. There are plans for development of new dock facilities on that side of Southampton Water that may have implications in the long term. It also appears that standing on the Pier and admiring the seascape may be contra-indicated, particularly when the ferry is coming alongside (or not, as the case may be).

Port Solent is a different kettle of fish (a) because it's on the outer sprawly edge of Portsmouth and (b) because it's very close to the M27, which is fine if you like to be lulled into a doze by the nearby roar of traffic.

The South Coast is hysterically expensive, and you will pay a premium over what are already exhorbitant prices, for a waterside view. As long as you go into it with your eyes open, then I guess it's OK. The mad economics of property values seem to dictate that you will regain that premium when you come to sell - unless there is a slump in prices for some unpredictable reason, such as certain Forum Members moving in next door...................

I visited a friend renting in Port Solent a couple of weekends ago. Great place. She is now looking to buy so that speaks for itself. Some property is too close to the motorway and really very noisy. Maybe one thing to consider is if you intend to rent out the berth (£6000 pa might come in handy!)then some berths are only accessible through the property.
I was told that there are only 1000 waterfront properties on the south coast so although expensive they will always have a rarety value.

There is a large new development underway at Ocean Village, with the advantage of being the right side of the river for major amenities, and NO LOCK if you keep your boat there

God ! Single and able to afford such places - where did I go wrong ? I'm green with envy - go for it before it is too late and some old( she will be eventually) dragon clips your wings. I hope you have a great time.

I'll look out for that development - I like the no lock bit.

Thanks for all the responses - I think I can see all the downsides, but being a 30 something single male they are generally advantages to me! :)

I don't mind paying through the nose as long as it retains the value, so it sounds like it will suit me well. After all, I am considering paying the best part of £100k for a small floating potting shed (Targa) when I could buy a nice Aston Martin for the same. . . . . :D
