Berth sale

Hi all a bit of advice needed with regard a berth we are trying to sell we have it currently for sale with triangle but this has not generated any leads. Has anyone any experience of good brokers for Berth sales ?
The berth is a 14 x4.5. In alcudiamar in Majorca it needs to be sold and will accept a serious offer around 45k thanks

If it's not generating any leads then, with respect, you may have priced it wrong. Down here in France, the berth market has markedly slowed - but well-priced berths do sell.

As well as Triangle, Inwards do berth sales, plus there's the YBW berth finder listing page which is free, plus cosas de barcos. Good luck.

Paul, do you know Barry Lawrence at Mallorca Cruising http://www.mallorcacruising.co.uk in Alcuduiamar? I believe he sells and rents berths there and at least he's based in the marina so he should know what berths are actually selling for and he may be able to generate some interest for you

I have looked at berth leases in past years when all the major uk marinas were just hiking up there annual fees as they wished. In times as they are everyone is doing deals to get you in on there books.
I for one moved to swanwick this time last year as the deal was just a no brainer compared to the yard I was at before.

In my view people are just not planning ahead and making lifetime decisions relating to boating lifestyle. Many.nof my customers change there minds about there leisure time plans.

I for one like the marina your at, I was there this year for a week staying very nearby. I think the problem with that marina and others is the uncertainty with Spanish local councils as to there future decisions as to what they will do with the berthing lease when it expires, if this was set in stone then I'm sure some regularity would come into force. There are many berths there for sale so as others have said on here you need to price it right, pro rata on years left and make it a bargain commitment for someone who wants to berth the on a permanent basis. I have in years spoken to one of the brokers you have mentioned, I would try marketing the berth yourself as long as you know the way around selling it through the correct Spanish laws to transfer it correctly , set up a website with a lead through google to bring it to potential leads. Hi yes I know Barry well he hasn't had any interest in either selling or renting the berth and this year, and as we didn't want to compromise the sale we didn't enter into a contract with the marina to rent the berth but they put a Boat on it anyway for 5 months and wouldn't pay us a euro ! But unfortunately that is the norm

I like alcudiamar too, and have stayed there several times. Unfortunately, and ignoring Portals, the berth sale market in Spain is on its knees. There is no confidence that govt will not continue to behave like bandits, so why commit to several years? And there is no difficulty renting a berth pretty much anywhere. In France, where the govt are the opposite and do everything possible to help boaters including ignoring the EC, and rental berths really are in short supply, a berth is worth perhaps 8 x the annual rental, normally and a bit more for premium quays. I guess 50k euro is perhaps 7x (?) but you need to be selling it at something like 4x I guess. For psychological reasons eg to attract German buyers, you should prince in € not £ btw

As jfm said, the Spanish govt and the local regions are a law unto themselves when it comes to applying vindictive taxes on foreigners. The matriculation tax purge in 2009 drove many boaters out of the Balearics, including me, and I am still sufficiently pissed off with them not to want to put my tourist Euros into the Spanish economy anytime soon and I suspect many other boaters feel the same. The Spanish economy is still on its knees and I certainly wouldn't bet against the Spanish dreaming up other ways to fleece foreign boaters in the future. Also, whilst personally I quite like Alcudiamar, the more popular marinas are on the SW coast and even there, I understand there are berths available now. If Barry hasn't been able to shift it for you, it sounds like either you're going to have to drop your asking price or hope the local boating economy improves. I understand the Spanish have now agreed that the matriculation tax purge on boaters was a big mistake and it seems they are going to withdraw the tax; possibly this may attract boaters back to the Balearics next season but I wouldn't bet on it
