balearic mooring leases - 2018

I am reading this and my eyes keep watering at the mooring costs you chaps are paying. I am very grateful for my swing mooring in the cold old UK I accept which costs me the heady sum of £95 per year. There was talk of it going up to £100 and that caused a ripple of decent :)
 
To be fair Den, mine only costs me £1000 a year and that's for a nice big pontoon berth in the sun at a marina with a nice bar and infinity pool!

I am sitting here in East Anglia with a howling gale outside and I was feeling good having read this thread. Now you have made me feel sad again :).

£1000 each is very good I must say. Mind you my £95 includes as much seagull poo all over my boat as I would like no limitations there

Well, if it makes you feel any better you only have to dip your boat in the water for it to be covered in critters, that's if the mozzies don't kill you first!

You have picked the two disadvantages that people say about Sant Carles.
Offsetting those points - we get very cheap lift/pressure wash (a free one each year) and tge mozzies anent any worse than other Spanish resorts - mozzies don't like air con anyway.

As to costs.
We paid about £75000 for our 20m berth for 30 years.
That was 11 years ago.
The service charges started at £2000 pa when the lease started.
Now they are about £2500 pa
That includes all local taxes, VAT, electric, water and WiFi
Do the sums - thats about half the price of a similar berth on the south coast of the UK.
Pontoon berth in the sun with a nice quiet Spanish resort in walking distance.
Prices like that take all the worry out of keeping a boat in the sun.

I leased my 10 x 3m berth from the original owner who transferred the leasing contract to my name . i got it for £1200 though it normally costs £3000 if purchased directly from the marina itself.

I pay a yearly service charge of £400 which includes 1 free lift to land in the winter and back again in spring (any extra lift costs £50 up/down) , Free wifi, Free electricity ,Free water , Free access to toilets , showers , boat ramp and all other facilities on the marina premises. It also includes free board when my boat is on land in the winter and storage of my land bed frame during the sailing season.

With a floating dock i do not have to worry about tides, i just come and start the engine and off i go.

oh, by the way, no time limit for the lease, i can keep it as long as i keep paying the yearly service charge.

An update to the Portals extra concession charges as just received an email from the port.

Apparently just over €2m per year for the entire port, so for my 15m berth it is an extra €4500 per year (inc vat). The berth (last year) cost me €350,000 (last one sold for €420,000 apparently few months back) - so not quite the £75k that hurricane paid eleven years ago!

I think the annual service charges were around €4000, so including the extra concession charge it has basically doubled :(.

I should probably read the article on boat ownership costs and compare mine - probably best I ignore it though :)

Could you clear something up for me, I dont quite follow your post.

Do you mean if you were to rent a 15m mooring in portals it is now 4500 euro per year more expensive than last year? but because you bought the lease there is no extra for you to pay?

Or are you saying that you own the lease to the mooring , and in addition to buying the lease you now have to pay an extra 4500 euro per year on top of the existing maintenance charge of 4000 euro?
 
an extra 4500 a year on top of 4000 (I think) maintenance/electricity/water. Although am sure i have been paying a small concession charge already. Anyone renting then basically 4500 would be added on top for 15m mooring.

Will dig out the marinas invoices for last year to check.
 
Just been through all my invoices for 2017. I had 2 moorings for a short period of time so took a little time to remove those costs. Anyway my entire costs (inc IVA) for 2017 were as follows:

Concession: €2800
Port Expense: €3794
Water/Elec: €1275
Property Tax: €98

I am fairly sure the new concession takes into account the old concession - thus the €2800 is now €4500 - so an extra €1700 per year.

Per year costs add on the €25k pa for purchasing the mooring in the first place.
 
I rent our 15m berth port mooring, not private, in Portals, have not received an email regarding increase in charges, just checked last bill January is same as last year. My understanding is that private berth owners pay an annual service charge to Portals and that it's this that has increased... however as often is the case with some Spanish businesses etc, communication can be very poor, and it could transpire I have been badly informed!

It seems Spain's politicians are taking the view they are 'currently' in a strong position as regards tourism and they are bringing in some quite heavy handed changes, tourism levies, holiday letting restrictions and massive increases in port concession charges & commitments etc. The current fears & restrictions to other Med destinations have driven huge numbers back to traditional holiday locations, Spain being the main beneficiary, allowing them to believe whatever they do, tourists will continue to come.... I think they will find it will back fire on future tourism, it's a price conscious market place... but hey ho politicians aren't renowned for their foresite!!
 
Just checked Portals website, Port mooring rates for 2018, 15m is 27k euros pa exc IVA, looks slightly higher than 2017, about 1k euros pa, although there is a once a year additional bill called 'rate to base boat' (whatever that is?) last year 796e, maybe that will increase?
 
Thanks, so in adriano the only extra charge (on top of the purchase of the lease ) was the yearly maintenance charge,there were no concession charges etc, or at least there werent on my mooring.

So it sounds like as you say,portals are passing the charge they agreed to pay to the govt onto the lease holders in the form of the increased concession charge, where in adriano i am told my lease has 'expired' earlier than i thought and my options are to move to rental or purchase another lease.

Still not decided what i will do....
