where is it and what is on the gate AND what does it mean

I was away the weekend and a lot of you will probably know where this is. But for an extra point, what is on the sign on the gate, and what does it mean?

May sound daft but I meant to look it up when I got home, but can't remember the exact word.

I have fond memories of there, although short lived, travelled down to pick up a new oven from westaways, quite a few years ago, a round trip of 650 miles for me, and a chance for a quick hello to relatives in the morning, didn't realise that there was another boat yard further down. born within a few miles away from that location 50 odd years ago.

Your eyesight must be better than mine! I can see it says "Dolphin Haven" at the top, but what's the rest?

I can remeber it says private property including the ????? I recon the word would probably mean the foreshore, but never saw it before, and looked foreshore up in a number of dictionaries, encyclopedia etc, but couldn't find an alternate word, so I may be wrong.
