SoF berth costs 2017 - Beaulieu Sur Mer

I've been based in BSM for many years and love it, but I agree with jfm's comments about access. Some of the fairways are quite narrow and for larger boats it can get a bit hairy if the wind picks up. In terms of location, Antibes is bigger and has more to offer but BSM has a nice "village" feel, St Jean Cap Ferrat, Villefranche and Eze-Sur-Mer are all very close by and Monaco and Nice are only 15-20 minutes away by train or bus.

Metropole Nice CdA is currently imposing a zero-tolerance policy on size on the port management (with frequent audits). For rentals, they will ignore the registration certificate if it looks too optimistic and use LOA per the CE measurement or builders specs. If you're looking to buy, they have zero tolerance on LOA and beam now needs to be at least 20cm below the berth size.

The concession expires at the end of 2018 and although no one really knows what will happen, the expectation is that the port will go 100% rental (like Monaco). Existing leaseholders on larger berths have been told informally that they should be allowed to stay on a long-term rental basis provided they comply with LOA/beam requirements. Buying may not be such a bad option at the moment because you may secure a long-term place and with only two years left the capital cost and premiums to the rental value have reduced significantly.

Same zero tolerance now is now stated to be in force in Antibes. Only those already in situ are allowed to keep bending the rules. ("Phew", says Nick-H).
That said, weirdly hull #1 of the new ferretti 850 just arrived in port Vauban in a 23x6. Beam 6.25m iirc - go figure. I think BJB has it right - there must be a hand job once a week in the deal. Lovely boat.

There are several 20-22m boats on the 18/19m berths directly in front of the shops and restaurants that face being moved to the 26m berths on the outer wall from Dec 2018 onwards and receiving an annual bill of €35-40K.
 
I've never understood why you would want to have you boat directly in front of the restaurants at BSM, a quieter berth must surely be an advantage. Where you are DAW and we are has a lot less foot fall and you can relax in peace.

Yup, so it seems this is being applied consistently because the situation now in Antibes is exactly as you say above for BSM

I agree, but if you have a boat that's over 16m you don't have much choice because all the 18/19m berths are on the quayside. I'm looking at changing at the moment and would have to move. Some people prefer to be there because you can watch the world go by - my 19 year old son thinks it would be fantastic!
 
I see Mr S is up for sale already. You don't want to flood the market with Ss 53's, but then again even Mouse Over has sold!

Does your son want to watch the world or have the world watch him? I vaguely remember such heady days.,,
 
Here @ La Nap , we are share holders and via AGM,s etc basically run the Mari na -concession runs out 2019.
Interesting to see what exactly happens when BsM - followed by Antibes runs out soon .
Heard on the grapevine from a good source -in Antibes a private Co is waiting to take over backed by some of the owners from " millionaires " quay ?
They will want a return . Rumour has it rent rises disproportionately will occur ?
So they will not necessary fall into the local mayor - - council - when they expire?
Which is what everybody seems to think - hence the "don't know " -response

Yes, but "take over" is taking over the mere management, for a management fee with (you'd expect) a profit participation. It is not a take over of the ownership.

There will be a time line. So I would suggest if the big hitters gain control
( can we agree on that terminology ? )
Then the tenants could form a robust tenants association - which @ next time it's possible -if you are not happy -"take over " /gain control ?

One plan -no so sure how much mileage ? - is to develop a shopping /retails area aimed at food outlets on your main car park near capitanerier ?
That could be a cash cow -re rents

As since the new car park Pechers has now absorbed a few punters -easing parking ---in theory --- ??
Planning more likely to be approved

I have resisted moving the boat to Antibes -- despite having properly 2 mins walk away - we will wait to see what unfolds

Btw there's another Sqd 78 ' HT + Stabs with berth for sake in Antibes

I'm struggling to see why the port owner would grant the management contract next time to the tenants. Commercially stupid surely? If you were chartering your boat would you let a club of charterers manage it so they could set the pricing and Ts+Cs?

I agree on need for retail and restaurants on the capitainerie quai, and very much expect that will happen in next few years. The place is crying out for it. Planning would obviously be approved since the local council would be marking their own homework so to speak

Yes I know the owner somewhat. Is odd. Deleted User's new next door neighbour. That's his 4th or 5th big boat, 2nd sq78, and he has owned that berth 12 years plus. It is odd that he is bailing out of boating so suddenly.

Hi all, my first post !

I'm looking for a boat around 45-55ft in SoF, I've noticed Mr S is back up for sale, anybody know the history ? As I think it was only sold a few months ago.

Have you secured a berth first ?
It helps in the sence you can use beam to eliminate and focus on what's acceptable fit wise .
What type of boat here in the Med takes your fancy ( rarther depends how you plan to use it and what other local assets are at your disposal ? )
Sun , Sand ,Sea , shore , ---we all share .
I,am not familiar with "Mr S " --hopefully some one will belong soon .

Perhaps start a new thread outlining your thinking /requirements and see what folks suggests ? Re 45-55ftr needed?

I agree, either have the berth ready or make it a condition of the sale for the dealer. They usually have connections but take as much consideration with the berth as you do with the boat (the cost maybe similar)

Mr S is berthed across from us. She was bought last year and is now back on the market. Sunseeker France are good guys to deal with. Remy is most likely the salesman you will deal with. If you need it I can recommend a surveyor as we are in the process of buying and have just had a boat surveyed (Keith Willis). He is a Brit who is based on the Coté d'Azur and is highly regarded. Berths in Beaulieu sur Mer all have the leases expiring on 31 Dec 18. This means costs are low and the most likely plan is that all berths will become annual rental berths.

Try sending a Private Message to DAW. He keeps a Portofino 53 in Beaulieu and knows most of the local 53s well.

I am more than happy to help with advice on Beaulieu if you like.

I know they only have 15 or 23m berths and they were flexible any updates on whats the latest and availability or an alternative to Antibes but this is our 1st choice.
I prefer to rent and did not want the outlay, is this an option? Thanks we are 17 meters which is an odd size for berths!

At 17m as a rental they will put you in a 23m berth, so PV might not be your first choice. 2018 tarif not yet published but here is 2017:
