Selling boat tips

Hi,
due to unplanned boat upgrade I have to sale my Achilles 24. Its around 50 yo, but during last 3 years I did a lot of upgrades, as I was planning to go further away. Structuraly, its sound and currently I am fixing leaking chainplates (and leak results) so potential buyer will get sorted out boat. As paintjob is poor, I am going to repaint here and there.
Its first time I am selling boat and maybe you know some tips what to do to convince potential buyer he is not buying endless project? Or in general increase chances to sell. Its very basic boat (outboard in well), so I will price her accordingly, with some history etc.
 
Basics are keep it clean, no clutter inside, no unfinished jobs. List the equipment and jobs you have done. Be ready for dreamers and tyre kickers! My approach would be to not try and "sell" the boat, but just say "here it is" and then where you will be if they have any questions. That is how I like to look at boats for sale.
 
Clean, tidy and no clutter, well aired if possible, let them go over it on their own, another body takes away from the feeling of space.
 
As others have said if you do properly clean, declutter & take a decent set of pics you're already way ahead of most of the competition, especially if she's genuinely ready to sail. Price reasonably and she'll in all likelihood sell in no time. Good luck with it & the new one...(y)
