Selling a Boat in a marina

What is the usual situation if you sell your boat while it is in a marina/boatyard? Is it normal to have to pay the marina a percentage of the selling price?
 
I have seen a 1% surcharge. If the boat is moving to a new marina it would be simpler if change of ownership took place in mid-voyage!
 
Don't know whether things have toughened up in the last 5 years or whether it depends on the marina; it used to be the case that the percentage (usually 1%) was only charged by a marina to a broker from outside the yard who sold a boat in the marina, and private owners who sold their boats themselves generally did not get charged this percentage.
 
My last marina had the 1% clause in it but as I had been there several years they did not charge me when I sold my boat.The marina is privately owned & it was a clause in the contract left over from the previous large group owner.The new owner had never implemented the charge(he said).
 
My yard, an old fashioned one - cheap and cheerful (well most of the time) says that this is in their terms of business to compensate them for opening up and closing up a boat before and after viewing whether ashore or afloat and for providing a bit of security about the viewing. If this is the origin of this, you can make your mind up about whether it's right to be charged by a marina. But what's in your terms of contract?

I dont think it unreasonable to pay the yard/marina something, if they have provided the service of showing a buyer over the boat being sold, opening it up etc. After all what does a broker do and they charge 8%?!. However if they had no involvement then they should get nothing. If you have too, take the boat out of the marina, drop the hook, do the deal then get back ashore in the dinghy. There must be some way around it.
 
According to some replies the charge is to compensate the marina for opening and showing the boat. So, do you still want to pay it if you do the showing yourself?

As I was about to sign my marina contract I pointed to the relevent clause and the guy just ran his pen thorugh it and signed it off.

He didn't need my business, but he'll keep from now on.
