Further to the earlier thread, now that I am back home after the boat show I can pass on the following information from the village committee trying to save The CrookeD Spaniard Inn.

The owners have applied to change the use of the pub to residential on the grounds that the business is not viable. They have also applied to develope the site as a pub with additional housing, accommodation etc.

The SoS says: 'If the community loses its pub it loses its heart and it chnanges the character and appearance of this important part of the village scene. We have already lost our post office... we feel this could set a precedent for other pubs whose site value for residential development is worth more than the businesss of the pub.'

The planning application will be heard on 2 October so there is not much time. The application number is 02/0124/FUL.

We are adding to the village objections the fact that the pub is a well known and popular sailing destination and important to the economic vitality of this section of the Tamar River and its hinterland. It is also a valuable tourist ammenity.

what does 'not viable' really mean? the pub has grown to a vast size and there must have been a reason for that. of course with the escalation of property prices in this part of the world a house that size on the waterfront would fetch a large fortune so it would be worth their while to run it into the ground so as to get a change of use, sell up and move to barbados.

problem is that objections to the council are only considered on very limited issues and 'i like things the way they are' isn't one of them. still, it's worth a letter so i'll give it a go.

Not viable could simple mean it was making a loss, but in this case it means making less profit and worth less as a pub than as residential development.

The trouble with the Spaniard is that, over the years, landlords/owners have found it hard to make a good,year-round living out of the locals while the yachty trade is very seasonal. First a dining room was added to attract outside trade, then a function room for err...functions. This was then extended and a barbecue patio built on. The result is the large property you see at the moment. The problem has been that each extension has done little more than cover the additional costs in servicing it. The place still, I am glad to say, enjoys a good reputation for food and is an attractive environment. I remain convinced that the right landlord could make a real go of the place.
