Question about Port Solent charges, (marina house with Pontoon)

Hi

If you own a property with a pontoon mooring at places like Port Solent? are there some annual charges to use the marina?

I expect there are, just wondering if they are as expensive as the normal anual berth holders fee.

And now for some conflicting information, my understanding is that there are "berth" charges at Port Solent for home owners with their own pontoons, certainly this applied to the houses. When I acquired this information, which is now several years old, it was a four figure number p.a for a pontoon which would take a 36 ft Bav.
 
That is my understanding too - looking at houses with Berths for sale in Port Solent I seem to recall they had a service charge for the berth that was more than £1500.
 
Realistically, once the properties are past the 'first owner' stage and marketed by estate agents unconnected with Premier Marinas, then they are going to have to charge for use of the pontoon berths, indeed it will have been envisaged as a continuing profit centre from the outset I'd have thought.

Its a bit of a trap in a way, but you go in with your eyes open and judge the benefit of having the yacht/mobo at the bottom of the stairs, and what that is worth to you in monetary terms.

I don't envisage any discounts. They have got you where they want you so to speak.

This is what I recall from talking to an estate agent at Port Solent the other day: I was told that there is an annual charge of about £150 for the berth, which is leasehold (this was for an 11m berth behind the freehold property and sold with it). There is also an annual service charge for the Port Solent properties of about £600pa. You will also find that you don't own the approx 2' wide quayside between your property and the pontoon - this belongs to the marina (and is hopefully their responsibility if it requires attention).
 
Danny has it more or less right. I don't recognise the annual charge of £150 that he mentions, but the annual service charge (the "POSOL Charge")for each house (covering gardening and other estate services) includes an element (25% - currently about £600) for berth maintenance. Those like myself who bought a new freehold property with a berth made a one-off payment of £15000 for a 100-year lease on the berth. At current Solent rates that would pay for about 4 years in a marina berth, so it seems a pretty good deal. For a second-hand property the lease is obviously in place but the asking price reflects the value of the berth.
