My brother in law and I came very close to buying it around twenty five years ago. Sums didnt quite work then needed a lot of dredging.
Seems it prospered without us!
 
XDC, on the normal basis but excluding any value for the premises. If the lease is excluded from security of tenure under the 1954 Landlord and Tenant Act, then personally I would downvalue the business to reflect that it might evaporate at the end of the current lease. If the seller has security of tenure then provided a buyer does the right thing at the right time then they can expect continuity on the site for a further period at the end of the current lease. That may have a modest value? This all assumes rent is payable at commercial levels. If there is a substantial “ profit rent” then the seller may consider the lease to have a value.

If you are serious, talk to a commercial mortgage type of chap.

In general, the business will be valued at some multiple of the profit or turnover.
 
Ive done this 3 times. each time its worked fine. do your sums and make an offer. Money talks. you can literarily buy in to a life changing lifestyle. sometimes not for the better though.

As much as I want to see a local boatyard continue, I fear it's doomed. No dredging is allowed in the area, worms being more important than facilities or jobs, unless you're the navy, and the area is silting up. Plenty of boats can no longer get in at neaps, even at high water. Get it in writing that you can dredge and maintain a channel, and you could have a lovely little marina, and I'd be first in the queue for a place but, without that, I'd guess that you'll have problems even at springs before 20 years is up.

sadly I agree - it's a quaint place which should not be lost, but tosser developers - and strangely enough their councilor chums - will no doubt benefit, again to the loss of the history of the UK and anyone without a fat wallet to stay in marinas.
