Watched a property program on tv last night about two dizzy's who spent 250k doing up a 350k art deco house, and had it valued at 550k (you do the sums) in "Sand banks" area of Poole. The narrator stated that this was the fourth most expensive area to live/buy in the world. I dont know this area but surely not ? Can anyone confirm this statement and if so explain why.

It was sold by a Friends great grandmother for £5, when she owned it was told it was no good for building on as so exposed and very sandy.

not sure about the actual ranking, but it certainly is spensive. Not sure of exact reason, must be a combination. It's sortof from Salterns' marina southwards along the shore area, in other words on eastern side of poole entrance. Near the sea, nice and southern weather, west facing to nice views, also no "grim" bits nearby, and large plots of land where a walloping big house can be built.

My dad lives near the expensive bits, but not quite innem, about two roads back. In fact, he's lived there for 10 years and never been in a boat yet, and also won't let me knock his house down and build a huge house which i think is a bit selfish.

I would think the progamme was made some time ago too, those prices are way too low! Stupid IMO, there are lots of nicer places in the area to live that are more sensibly priced. The area near our YC too is like a new building estate, almost every house has/is being rebuilt or extended or having another built within its grounds. I can understand the popularity of about 1/3rd of them with their nice views (but smells of mud at LW) but the rest could be anywhere, they may smell the mud but don't get to see the view - still sell for silly money though!

John Lennon I believe bought a little bungalow for his aunty on Sandbanks, sold some years back for loadsa money even then, it was pulled down and replaced with a big new house. We live a couple of miles back in the poor peeps bit, waiting patiently for the must have area to spread as far as us!

Yup, it's all true. Sandbanks ranks after places like Tokyo, London and HK(or something like that).

Probably the saddest decision that we, as a family, ever had to make was about 20 years ago when we had to sell a house, built by my grandfather in the 1920's. It was on Sandbanks Beach, a couple of houses down from the Haven Hotel and looking out over Poole Bay. Stunning location and view and we spent some of the happiest days of our life there. Somewhere, my old man has a copy of an article from a national newspaper about the house being built, and implying that my grandad was a nutter for building the house on sand (it was one of the first to go up on the beach). What they didn't realise - and the reason why Sandbanks has developed the way it has - is that there's solid rock a few feet down, and the house never budged an inch in all the years we owned it.

When the house was sold, in the eighties, it went for quite a lot of money, but probably nothing compared to its value now. Because it is a relatively small house on a smallish plot, it wasn't knocked down, but has been enlarged. I've heard it said that there's now nothing on the beach itself valued at less than £1,000,000 and I can believe it. However, it was never about the money for us, we just loved the place.

I heard it was no: 1 outside of London. Prices are stupid all round this coast with beach-huts at Mudeford going for £135,000 +. I'm at New Milton in a central town house and we residents were approached earlier this year to sell our communual garage block to be developed into flats! We said yes, so long as we all had garages underneath but they didn't like that idea.
I want to move to the Beaulieu River but that's up towards sandbanks now . . .

Harry's house overlooks our marina and was featured in the Sunday Times! It had a piccy of the marina taken from his garden, with a caption that said 'and this is where the millionaires keep their boats'. The marina is a private YC one, nothing to do with local houses and whilst I may have the same millionaire's view from my berth I don't have their bank accounts!

To be honest, though with neighbours like that, I'd be moving out!

A wealthy friend of mine bought a 5 bed house on Sandbanks in 1985 for £600,000. Very nice house, great views across the harbour, landing stage and boathouse.
Current value?

£6M!!!!!!!

I have heard that the order of expense in property is:
Monaco, Manhattan, Beverly Hills, Sandbanks. Makes no sense to me.

Very interesting replies. This must be one hell of a nice place to warrant the cost of propertys. I must say I am still suprised at the number four listing. Not that I would know any differently of course but Monaco, beverley hills and probably London for a start.

Thats gotta be rubbish, what about Hampstead in London? Or bishops avenue? or Belgravia? I can assure you that 6m isn't an uncommon price tag in those areas!

its probably area related, there is lots of crap in Belgravia and hampstead , but less in Sandbanks perhaps, its a ratio of value to sq miles

um, i sortof agree with bustinaround - the land values must be higher in central london, no? Cos yerknow, it's higher wiv flats and so on?

Mebbe ALL the property in sandbanks is big fat houses - or potentially knockdownable into big fat houses (like jhr's for whom my heart bleeds, a bit) so the price of property is higher, although land not so high? dunno....

Still is a lovley place but not Monaco - probably was a bit underpriced (!)7 or so years ago - but lots of very well timed "sunday paper"hype by the builders ( I hestiate to use the word developers - it implies progress) who have benefitted & an area of real charm is fast vanishing.

Lots of spit & kleenex boxes crammed inbetween badly parked motor Wagens. most bought for investment, & swift buck for the "must have now" buyer.

- A bit cynical I know but its a crying shame. Hopefully they will get bored when the hype dies down & go somewhere else when they realise they've been had - either that or the gates will go up on the spit & it will become a private compound.

You could have hit the nail on the head with a big hammer there, most central london properties are actually small flats, and there are probably at least 4 flats to each house, so sandbanks may come out on top as it only has big houses, despite the fact that a 2 bedroom flat in london is only 500 grand cheaper.

It has been stated in several newspapers that the Sandbanks peninsula in Poole is the fourth most expensive real estate in the world. However since that bimbo bought a property about a mile away in Sandbanks Rd/Marina Drive, which is on the fringes even of Lilliput, she was too far away from Sandbanks to get the sort of prices she obviously dreamed about (but I guess that's what happens if you live in London and try to make a fast buck in an area you don't really know, especially as the dozy moo didn't get a survey!!).
The show was probably made early this year, so the prices are indeed current, but considering she bought a house so near the Sandbanks Rd with its accompany noise its no wonder she didn't get what she expected, (If you want to sell on that road it has to be cheaper than the sideroads!) and who in their right mind would want her hideous decor anyway! It does look lovely from the outside and I was curious to see the interior on the TV, expecting it to look as fab as the outside..... what a disappoinment .... that women clearly needs her head read! Most women wouldn't buy a house that was as gaudy as that!! It needs someone to go in and rip out the entire ground floor now!
