Dont know if it's still the same, but Greeks used to have a problem with foreigners/non residents buying property. Had to do it part ownership with a local.

May be different now.

Since I'm a Real Estate Agent, based in Athens, I will not give any advice through the forum, because the sysadmin will propably consider it as a form of advertising and will delete it.
But keep in mind this: In Greece the ads usually specify the "stremma" as a unit of measurement and not the acre. The "stremma" is equal to 1.000 square meters.
So the property you have seen advertised for 40 k euro, should normally be of a much less surface than you thought...
The Greek legal system allows full property rights to European Union citizens.
If the plot is outside the limits of city planning, there are restrictions to building.
In most areas you need to own a minimum of four "stremmata" to build.
On the islands especially the Cyclades, the minimum is 8 "stremmata" and on some islands like Mykonos there is a tempory embargo on all new constructions.
So before buying anything, get some professional advise, and find through the British Embassy in Athens, a good English speaking law professional.

Hi Peter,

I have three apartments in the Greek southern part of Cyprus, in Paphos and spend most of my leave time living in one of then. Absolutely love Cyprus, easy to get to, drive on the correct side of the road and use Cyprus pounds and the beer is good too, the weather is just divine!

In Cyprus the legal system is vaguely based on the British System and there is no problem gaining title deeds for your property (this only applies to Legally owned properties in Greek Southern Cyprus, titles given in Turkish occupied Northern Cyprus have the possibility of turning out to be worthless at some future time if the island reunites and the original Greek Cypriot owners want their land back).

I realise this is not Greece, but it is my preferred little bit of the Med and Paphos is beautiful and the local people are friendly and helpful.

Property prices have risen dramatically in recent years, but have now slowed due to UK interest Rate increases. Quite a bit of information about Cyprus on my website.

Chris
