A press release issued today states that Port Vauban in Antibes is under new management as of the start of this year. There seem to be plenty of new plans, including a new Yachting Campus, new Capitaineries, and even new walkways and underground car parking.

I believe that some of you berth or use this marina, and I wondered what the feedback was from those with first hand experience?

Is this the positive move that it sounds?

Well, the new management were certainly very quick to respond when my shorepower tripped out last week...

Depends who,s eventually going to pay for it all --the financial structure and how much is pushed onto the berth holders ----- time will tell
 
Hi Nick. This is slightly old news has been discussed on here before. You might want to check earlier threads.

The new management is a JV involving a well known mega infra investor (Caisse des Depots) and a good bank, so that gives confidence it will be professionally managed. Indications are that they will not grant new berth leases and will instead rent berths, and you can imagine then that they would securitise the rents to pay for the infra spend. They are big players with good access to capital markets, so you'd expect all that, rather than the micro player solutions adopted in other marinas like LaNap/LaRague (which are fine of course).
All berth owners were mailed last week by the JV with promises that broadly (a) new rental rates from 2022 onwards will reflect current rental rates and (b) current berth owners will have first refusal to rent "their" berth from 2022 onwards.
In my book that's all ok. @PF, costs will not be "pushed" onto berth holders: it's a market and there is supply/demand, and the med has empty berths generally. Rates won't be cheap because Antibes is such a premium location, but it looks good currently imho. The new facilities will be good if the renderings are anything to go by and will be worth paying for as regards berth holder amenities. The restaurant will of course pay for itself.

I think what you will find in the next decade is shift upwards in berth size .The little / smaller ones will be less financially robust to stand the planned increases .
This is planned in the new modal .
As they leave the berths will be reconfigured to cater for the upsizing .These owners will recognise the value of the new port and be prepared to pay and benefit from the new info .
As you say law /supply and demand will intensify as upsizing gradually takes place.
As the boats beam s increase there will be fewer ,but bigger berth s -this segment are more immune to any perceived increases and generally there will be fewer berths ( competition ) else where ,esp in the CdA .

It ( demographics of boats ) won,t stay the same with just an overdue make over as you I think suggest .
I can,t see that .
They are not doing it out of the goodness of there hearts .
Somebody will want a return .
How ever it's just progress --life moves on -today's 50 ftr owners will be tomorrows 75 ft and today's 75 ft will tomorrows 115 ftr --etc -etc -etc --
There will be more people with the wealth to support all this upsizing and PV will ride the wave .
By the end of the next decade 80 ft may well be one of the smaller and least popular berths in PV .

it's difficult to think of an example where a "corporate " has taken over a sleepy cum cottage cum protected buisness and NOT -- upset stakeholder s in this case berth holders --even if the intensions are good .

Time will tell .
 
Yep, I wouldn't generally disagree. As folk get wealthier and buy bigger boats, they apply that wealth paying for them. Is normal. The annual boat running costs for a typical Port Vauban boat (23m, say) far exceed the new price of a Princess 37 at its launch, which Princess described as the biggest boat they will ever build. This 100% proves your thesis PF :encouragement: But I don't see anything bad in that.

That's interesting - I didn't get that email. Could you forward it on pls? (Last one I got was a questionnaire invitation about three weeks ago or so).
