Marina de Lagos - Portugal - Prices gone up?!

We were there winter to early Spring last year and the place was packed. Don't know if it's changed.
 
A lot of their costs are going up, VAT has gone up, company tax has gone up, water has gone up, and generally they have high occupancy. I suspect though that there are discounts to be had, we were offered 15% lasy year, but couldn't stand the noise from the bars.
 
If I read this correctly the marina are actually putting their prices up! Unbelievable in the current economic circumstances....

Is that in excess of the high season rate?

We were in Portimao in June and the place was empty.

It would be nice to think marinas actually took notice of the economic circumstances but sadly not. We were in La Coruna the last 3 of days in May, we wanted to take advantage of a weekly rate but they wanted us to pay a day rate until the 1st of June and we could then have a weekly rate when the higher tarifs kicked in.........greedy b***ards, even more galling that the place was empty............we left

Seems crazy but with so many people willing to pay the prices they won't reduce them. We generally only use the Portuguese marinas out of season. Ayamonte just down the coast 30 euros high season, Gib tomorrow £15/night.

From what I could see, there was not a single berth free, so if their costs have gone up, then it seems likely that they have decided that they can raise prices while still keeping occupancy high -- and they are probably right about that.

The basic price of the marina has not changed in 2012 from 2011 but "VAT" in Portugal has increased to 23% so the total has increased, and may increase again to 25% later this year. However, the marina has added various packages of freebees to most contracts, eg free use of the pools, free use of the spa, free use of the gym etc etc - different contracts attract different packages. Also it is possible to get 5% or 10% discount for some contracts with certain memberships or organisations eg Rally Portugal. For most circumstances, Lagos is the second most expensive marina on the Algarve but as with most things in life, you get what you pay for.The marina is usually hot, busy and in some parts noisy in July and August - but where isn't at that time of year? The rest of the year is seems to have space for most size of boats and there are parts of the marina that are very quiet if you don't like the live music from the marina-side bars down one end during summer months.

I have been there for the same period as you and have the boat on the hard now.

We must have been in a different time space continuum as I reckon that they have been at 75% occupancy for the past year - tops!

More and more boats have been toughing it out in Sopromar which is really full.

Agreed, I berthed Stingo on a 9 month contract last season and commented on the low occupancy blaming it on the high charges. I'm amazed the prices have increased.

As someone else has mentioned, participation in Rally Portugal will secure a 10% reduction, I think membership of the Cruising Association also attracts a discount, but try as we might we couldn't get the staff to negotiate on price or we might still be there now. Definitely (to my mind) the best marina on the Algarve but also substantially overpriced to the point where it was unaffordable for me.

Pricy for sure but at least there are alternatives. Last month I had planned to cruise with my brother from Barcalona and head south on his 43 footer. The first marina, described as 'average' priced in the pilot, was 70 euros a night. There appear to be no anchorages as it's all a lee shore and any bay is bouyed off to stop you anchoring anyway. We went back to Barcelona.

I can see why many bypass Spain. I wonder if Portugal is heading the same way?

Marina de Lagos here. It is important to have and share accurate information so I call your attention to the fact that Marina de Lagos has maintained its fees since 2009, 2011 being the third yeard without a raise. VAT has flutuated and is now 23%, when at the end of 2010 was 21% and beginning of 2010, 20%.
Our rates are published in our website, year book and distributed to anyone requesting them. They include water and power. For the 2011/2012 annual contracts, annual fee also includes free access to the outdoor and indoor swimming pools, gym and spa.

Sitting in Lagos marina as I type this !
Anchored off the beach first night here but not the best night we have had at anchor, winds 30+ knots and rolly!
Moved into marina for usual reasons - 14m boat - 59E a night with CA discount of 5%.
Good facilities and helpful staff, cruising with a friend who got a spanish boat attached to their stern by way of their anchor as they thumped them on the way out yesterday morning. Marina staff very helpful, 'encouraging' said boat to stop by closing pedestrian bridge and Sopramar on hand for repairs to wind vane!
Have now stayed 2 nights despite original blanching on hearing fees. Probably made worse by all the 'reasonable' rates down the atlantic coast but not dissimilar to what we would have to pay back home.
I guess if you average out cheap marinas, free anchorages and the more expensive ones over a month it's not so bad.
Looking forward to prices at Gib though!

Prices you quote are why we have a mooring off Faro - free once purchased!

Albufeira may be a tad cheaper than Lagos but the marina is 20 mins walk from town and last time we were there most of the marina shops were deserted.

There are anchorages at Alvor, Ferragudo (you can dinghy up to Portimao town) but that's a bit rolly when fishing fleet coming/going. Best anchorage is in the Ria Formosa, either off Culatra or, up the other ditch towards Faro. Then of course there's the Guadiana river but, a bit hot at this time of year. Ayamonte, first marina in Spain is much cheaper than Algarve and from there to Gib there are quite a few good anchorages and reasonable cost marinas.

First Albufeira is a very sheltered marina, and is less costly than Lagos though the facilities are perhaps not quite as good though the bars are not as noisy at night. Depending on your length of stay discounts can be available, the last I heard of was 10% for annual stay but that was a couple of months ago.

Algarve marinas are very very expensive for the 3 month season then drop back to normal prices mid to end September. There is a sheltered anchorage at Alvor a few miles to the east of you which is free but can be crowded
