AGENTS' NOTE Restrictions with this tenancy:
1. The costs involved with servicing the septic tank will be shared on a proportional basis with the neighbour.
2. The costs involved with providing oil for the heating will be shared on a proportional basis with the neighbour.
3. The gardens visible to the front will be maintained by the lock keeper. These gardens are not part of the tenancy.
4. The borders to the front of the subject property will be maintained by the lock keeper.
5. There is telemetry in the roof and occasional access will be required.
6. There are no mooring rights.
7. There are no fishing rights.
8. There is parking in the garage but there will not be a guaranteed space in the parking area. Parking will be by arrangement with the lock
keeper. This is a working lock and parking will be subject to the operational demands of the lock. There will not be any visitors parking at all.

Is the oil on the 60/40 split
 
WTF!!! SHARING heating oil costs!!! What if your neighbour wants a warmer house than you, or is at home all day? What if someone from one of the properties leaves a tap on and fills the sewage tanks? I wouldn't even THINK about sharing those costs, you could end up paying large amounts of money to cover other peoples ways of living! Get real!!

This is exactly what happened on an industrial estate property that I owned. I was regularly paying large sums for the sewage treatment system to be cleaned, a tenant, in another unit was contaminating it. We were at risk of prosecution by the Environment Agency. Never share anything in connection with property.
