High tide at Abingdon and Henley

Just watched the BBC lunchtime News & weather where they showed viewer photographs of the Thames at Henley and Abingdon with the comment that the river was looking very full because of the recent high tides!!
 
We viewed a property through a well known riverside estate agents with a 40ft mooring. It turned out to be a stream flowing into the Thames near Bell Weir and no more than 1ft deep. When I complained about wasting our time, the agent informed me that it was only a foot as the tide must have been out when we viewed it!
