Our House insurance is due. The sods want to increase the premium by around £150 because they say we live on a a flood plain.
The environment agency have published maps of areas at risk on their website. Whilst the map shows a blue line by the dyke at the end of the garden, it shows the house and most of the land to be clear.
the detail suggests a risk of around 1:1000 of flooding.
The house did flood in 1927. The work done on the river banks since then has meant that we've never seen a drop of water near the place - we've lived here since 1973
Money under false pretences?

the map shows the line / border going through my house the stream that is 100 Yds away has never "broke its banks" in living memory.
1 in a 1000 chance per year is b*****s Mr Prescott.
BUT got the spare rubber-dubber in the shed spare oars spare outboards( 2 1/2 @ latest count ) so should be ok

Don't be a daft Lancastrian,Jock. It's a well known business practise in the insurance industry. Once they think they've got you hooked, they jack up the premiums. Shop elsewhere.You'll get a better quote.

When we fell victim to the floods of winter 2000/01, I was very glad that we were with a "decent" insurance company...

Firstly they paid for renovations, and alternative accomodation for 13 months.

Secondly, they were prepared to insure us again albeit with a raised excess for flooding, but this was key to the property retaining it's value.

Cheapest ain't necessarily best!
