Is there a code of practice?

So I am first to make an offer, offer full asking price, apparently thats not enough.

The agent says he will continue with other viewings because we have not seen inside the property. Location fine, size fine, style fine, plot size perfect, price right, so do I need to see inside?

Grrr, if someone else gets this house they'll be blood on the walls in that agents office and it wont be mine.

How can they seem to get away with orchestrating a dutch auction? This is the second time its happend and I am sick of it.

Without viewing they may think you are just tyre kicking,and wasting their time,Why don't you get your solicitor to call them and make the offer?? they can't ignore that.

Yes they do have a code of practice but whether it covers this scenario I am not sure

I had that last year, same reason, hadn't seen inside. In view of how I earn a crust I don't actually want to see inside, but that wasn't good enough.

Suggest that you write direct to the vendor detailing your offer, indicate that if they accept it you expect them to stop further viewings. Copy it to the agent.

I work with agents and have a couple of good friends in the business, that's what they advised.

And no, it didn't work. Got separated instead...

Have you made a formal offer, in writing? If so they are legally obliged to report this offer to their client. However, they do not have to recommend your offer if they think they can still get a better price, but they certainly have to report it.

Have you made sure that they have told their punter about your offer? If they have not and they are Chartered Surveyors (which they may or may not puport to be) you can report them to the Royal Institution of Chartered Surveyors. A very dim viwe is taken of non reported offers.

I would agree that it is best to view the property so that you look like a more serious buyer, however galling this may seem. I deal in commercial property and would be VERY wary of agreeeing a sale to someone who had not viewed the property.

If they are not members of the RICS then they may be memers of the NAEA< though I am not sure what powers they have.

Never thought i would be defending Estate Agents, but I can see there point if you have not viewed the property.

They must gets lets of people saying, Yes i will have that, then viewing and saying Oh did not realise it was like that.

If you were selling your boat and someone said yes without viewing would you treat them as a serious buyer?? I wounldn't

I've offered full price, not dependant on selling another property.

I've seen the age, the plot, the location, the layout, the garden, the price and I can see the size from outside and it needs interior re-furb in any case so how much am I going to gain from going inside?

the other viewings have happened and no others offers yet so fingers crossed.

This is happening all the time.
We are looking for a second property as an investment. We went and viewed one a few months ago, liked what we saw and offered the vendor the full asking price there and then. Called the agent the following day and repeated the offer.
They cam back to us asking if we were preparred to offer more!
I they wanted more they should have put the bloody asking price up!
I eventually offered 1p over the asking price, never heard a dickie bird since.
The annoying thing was that the vendor was happy with the offer.

I don't think I'd be investing in residential property right now, I think it was fate on your side.

Yes, they are all @rseholes. Deal directly with the vendor when making offers IMHO.

I couldn't agree with you more - all the ones that work for me are! If it wasn't for the large amounts of cash they funnel into my pocket every month, I'd have nothing to do with them! /forums/images/icons/cool.gif

If I ever meet an estate agent who earns his money I'll moderate my view, but I doubt it as I'm naturally aggressive! As for the bio, a boat is a bit pointless in rural worcestershire as rivers with locks bore me, so you'll have to wait until I move to Cowes for the boat.

Whats your 805 like then - seem to me it's direct competitor to the Monterey I'm looking at?

Posted this on" boat brokers or estate agent thread", but when moved down from Scotland and put in offer on house was subject to no furthur viewings or offer withdrawn if it was accepted. Seemed to work although was sole selling agent.
