For a 38ft MOBO - location and amenities over price- what are the top 3 marina choices?
Its a first - location over the price! Its all about location afterall!
 
La Napoule
30 mins W of NCE airport.The less busy side of Nice .
Beaches next door , easy local anchorages + Lerins 6 miles .Cannes as bit of glitz .Private airport near ( check out google earth .

Always find a sheltered bay in particular Théoule-sur-Mer in the event of the mistral .
24 /24 security + cctv , parking next to your boat for some berth .Yard for 12 M or less .Golf near + town with amenities + selection of easy reach shopping malls and local marine industry suppliers for anodes , oil parts inc VP .Fr head quarters with public trade counter .All within 10 mins by car .
About 1 hr cruise to bay of St Trop W or Monaco E .
 
What do you mean by location? What are you looking for?

Lots like Antibes, others further west like La Napoule or St Raphael. We are to the east in Beaulieu-sur-Mer.

Each location has it’s advantages and disadvantages.

Do you want or buy a lease or try for a annual rental?
 
You will find there are waiting listing list in most ports which stretch for years. Most of the ports are very close to the centre of towns as they are the original fishing ports that where developed over time. All have the usual ring of shops, restaurants and boating related businesses.

The best way to find the port that suits you is to visit with your family and get the vibe of the place. Everyone on here who has their boat on the Cote d'Azur will have their own opinion.

Expect to pay cE8-10K for an annual berth if you can find one.

Look Google Maps and then zoom in on the ports, once you find the port office most will have a website with a link to their prices.
 
It’s who you know basically.A lot of rentals go through the boat dealers / brokers who naturally fix up berths for clients.
Not sure how you can break in .
I currently rent my 15x 4.8 out in La Napoule as we are taking a few seasons in Italy ( been in La Nap since 2005 ) .

The Fairline dealer has it . When I went into the port office and spoke to the manager about finding a tenant , next morning I found myself having coffee with the manager and Fairline.Fr director who is also on the marina board .
As quick as that i have a good tenant .
Most ports are run by a board of elected directors ( well ours is ) the interests of the shareholders who are the berthholders *** and the board are balanced by a lot of social contact as well as formal board meetings .........so I don’t know how you are gonna break in if you have no equity in the set up ?

*** You buy shares in the Co which convey a right to berth a boat .Shares are sq M of sea the area of your berth so pro rata berth size .The Co s main asset is the “ concession “ given out by the Fr GOV many decades ago .Many are currently coming to an end .
Some are run differently they are not identical some have local authority involvement, some large faceless marina chain operators.

We are all watching exactly what’s gonna happen next .Fr GOV have done some retrospective rough and ready work on back calculating what they think is lost capital investment ( Cap ex ) and is assigning each marina a Cap ex they have to spend going forward as they drop out of there concessions. Antibes is huge iirc €120 M .Others in comparison € 15/25 M.Basically catching up on neglected Cap ex is one way of looking at it ,
I have seen all the Cap ex numbers from the minutes of a board meeting btw .
We ( our board at La Nap ) looked long and hard at Antibes ...taking it over to run it but without financial support from the mayor and the lead weight of its huge Cap ex it’s a dead duck commercially .Interesting to see what happens post 2021 to berthing fees .

I see the link above for Antibes is artist impressions after the redevelopment = think building site from 2021?
Local residents don’t want the burden dropped on there equivalent of rates .Battles going on in mayors offices at the mo .
New incoming operators have to show how they are going to find the Cap ex € .....easy pray is the ” rich “ boat owners the berth holders . Let’s face its hard to raise an acceptable arguments against in the town hall with all the beggars laying in the gutter as you stroll around Antibes .

A few marinas did and have a track record of sufficient Cap ex with in the concession ours is one btw , to satisfy Paris during there tenure .We spent ( all chipped in and amortised) development of an esplanade after which Paris extended our concession by 5 years to 2024 from 2019 .Then redevelopment of a quay into a dedicated catamaran area + small ferry port .We again amortised this cost over the remaining term ...l.but with other extension taking it 2029 .La Napoule had the longest concession on the CdA .

So really in the absence of a face to face , lack local knowledge of the movers and shakers in each marina office , the ending of the majority of concessions praying on there minds .......all I can say is good luck finding a 12 M rental .
