Hi to everybody on this forum,i have searched the net for an up to date answer(2016) or even some information regarding my post with little success,i am looking at buying a 40ft motor boat and buying a mooring in the popular marina of Benalmadina Malaga,i have no experience with the process of buying in Spain,i am after just a little guidance from those who have.Some of the moorings advertised are around 15,000 euros(15m x 4m) my question is this, are there any extra charges one should expect on top of the initial purchase price and are there any pit falls to be aware of,many thanks in advance.
 
Just bear in mind most people buy as there is no alternative to either get or retain a space.

Financially some people report doing well when they sold the mooring many years later, but in the main the money is relatively similar.

Once you own it you are tied in and it is harder to move marinas and you let it out etc if you sell the boat.

Di you need to buy? Most of the mainland seems to have pretty good berth availability.
 
If you buy a berth in Benalmadena there are annual maintenance fees that you have to pay. They call it the community fees, a bit like if you have an apartment in a block. Depending on where the berth is that you buy in the marina will depend if you are on a water meter or not. Some berths are, others aren't. The same is said for the electric too.

In the marina you want to be careful where you buy the berth too as the prevailing wind there is from the West, a levante, in Spanish, and in the main basin close to the marina office the boat can jump around quite a lot, so if you are planning to use it a bit like a floating apartment it could get quite uncomfortable.

Also, if you buy you need to check when the lease expires. There is a bit of uncertainty around that at the moment, as some of the Juntas have curtailed them. So base your price on the shortest possible final lease date. If it gets extended you've made a good investment.....which is rare in the boating world :)
 
We've been here for 4 years now on an 18m berth. Love it !

We intended to move out to Rubicon in Lanzarote when we bought the boat but the previous owner threw in the berth and with the frequent and mostly very cheap flights it didnt make any financial sense to go just yet.

At the moment the marina rental rate on a 15m x 4.5m is 8177.96 euros a year/31.57 a day high season 1 june-31 oct & 19.37 a day in low season 1 Nov - 31 May.

Next size down is a 13m x 4.2m at 6974.70/26.44/15.61

Rates on all berths upto 15m are inclusive of water and electricity.

Berth sales here are unpredictable at the moment, but I've heard of good deals around. If you buy a lease you inherit all outstanding charges on it so always check this out with the Capitania directly. As far as i know all Leases expire in May 2022. Additionally the Capitania demand a one years advance payment (Fianza) of your Community Charge which they hold until the end of the lease, so factor that in too.

As a berth owner I pay 4300 euro a year Community Charge, a 550 euro Oversize Excess (19.7m on an 18m berth) and about 1700 euro for electricity (i use lot though !) and 50 euro for water.

The marina is run by the local Ayuntamiento (Council) so it's subject to the typical vagaries of local Spanish politics.

The boatyard here has just been re-contracted out and is very expensive so most owners are now heading for Fuengirola and points south - not really an issue since Gibraltar fuel is presently 45c a liter (here its 113c a litre !) so most of us are going that way anyway !

The north side of the Marina Car Park is contracted out. As a result berths there have free parking (2 car passes per berth) from 8am until 11pm. Thereafter a 50% discount on the 11-8 rate means that overnight parking costs 5.40 a night. In high season parking is chaos so you're stuck with this however a monthly (1st to 31st) 40 euro 24 hour pass is available. Berths on the south side have free 24 hour quiet parking all to themselves but a slightly longer walk to the marinas restaurants and bars !

Finally, the marina has a passable WiFi but Orange will do a 4g Router on your boat with a 35Gb monthly allowance for 30 euros a month.

Yep - that sounds very expensive.

I pay about 2600 pa euros for the service charge for my 20m berth in Sant Carles - and that includes all my electricity, water, Wifi and all my local taxes.
Rental berths for 40 foot boat should be around 4000 to 5000 euros pa inc service charges (water, electricity and all taxes).
Less of you sub let.
