On the face of it, not a bad price but any buyer will be looking for development oppurtunity in the harbour to make the investment worthwile. I doubt whether the marina profit and harbour dues income justifies a price of £3m on their own. If I had £3m lying around though, I'd certainly be on the phone to the agents myself:)
 
in this climate a hard choice, but as things pick up it could prove a wise investment.

Trouble is Benbridge dries at the entrance so is not the best place to go to, but if it was the best place to go to then there would not be room for improvement.

I agree - sounds cheap and although man made etc etc and shallow there is huge potention.
 
Reported on the news down here that current revenues are £0.5m per year, and they can't have much in the way of running costs, so if half that is profit, it's an 8% return on your money whilst you decide how to develop it. It does seem an attractive price to me, for something so rare.

As with anything though,its a question of being allowed to develop...
There is bound to be discovered some never heard-of earth worm living nearby that prevents anything !
Seriously though, I wonder what the liabilities are in owning a harbour these days- or going forward.Someone makes it one of these marine zones and you are bollxd...

Interesting indeed......however one would need to bear in mind the tight planning environment that exists there, when thinking about development.

THEY are almost invisible to the naked eye, but two species of minute molluscs could be about to cause big problems for Jersey Harbours.

The department wants to carry out repair work to the north pier at St Aubin’s harbour after it was discovered that the inner wall had technically failed.

However, this summer conservationists found that two rare and critically endangered species of mollusc had set up home deep inside the wall.

The shellfish – Truncatella subcylindrica and Paludinella littorina – are members of one of the rarest species of mollusc in Europe. The Truncatella is found in just seven sites in Britain, all of which are designated conservation areas, and the Paludinella is found in 30 sites.

Nicolas Jouault, chairman of the marine biology section of the Société Jersiaise, said: ‘I am not against the wall being repaired, but it seems like this is using a sledgehammer to crack a nut. I believe that the wall can be repaired without carrying out the extensive work which Jersey Harbours are planning.’
 
I agree with the above posts - conservation and planning restrictions, plus the ever increasing costs with anything that touches the "environment" must make this a risky investment, with little chance of expanding the business
