Boat on hold once again! Just bought motorhome to use as base for house hunting in France….works out cheaper than hotels & car hire just got back from Charente Maritime…..spent quite a few bob…..So we are going back over within a few weeks for another hunt!
We will be driving down to La Rochelle area from South Yorkshire if anyone needs any boaty stuff taking over PM me! If anyone is thinking of buying property in France take note! Estate agents charge the purchaser not the vendor for their fees….one house we looked at was 180k, agents and notaries fees on top took house over 200k ! Nice money if you can get it…..so we have to look around and cut out the agent and go direct to the vendor which takes more time but saves over 20k….theory is saving the agents fees pays for the motorhome!!! Boat back on track….ooooooo! nice! Any moorings in the Cap Ferrett area? for a 40' yacht or are they gold dust?????

Hi Steven

You are right about the high charges the estate agants charge in France but it is the vendor that pays their charge (usually 8-12%) whilst the buyer pays the Notaire (again 8-12%).
We have bought twice in France and both times paid the Notaire 10%.
We have just sold one of our places but luckily we found a buyer after the estate agents 3 month exclusive contract had expired so we got away without paying the 11% they wanted.
I am definately in the wrong job.
If you do buy make sure you list it as your principal residence or you will be stung for 10% capital gains tax when you sell.
Good luck with the berth.
I live in an appartment in a marina here on the Cote D'Azur and gave up trying to get a berth for a 40ft boat after trying for 2 years.
