Are there any proper three cabin sports boats under 40ft?

old Ilver 39 Mirable launched in 1991 had 3 cabins
but in 1999 it was hull extended to become a 41
and next Genoa boat show it will become the 42

recent and smaller built has to be the Salpa 385 Laver and Mano Marine 38.50 both offer proper 3 cabins but 1 head under 40 feet
Fiart 38 Genius but third cabin is a single berth...
for the size of the Elan you can find more Italian builts, like Fiart 42 Genius, Blu Martin 1350 Suntop, Airon Marine

Or if you want 3 "cabins" with the greatest economy, the Motorcat MC30 is actually an intriguing little boat! Just read about someone cruising from North Carolina down through the Bahamas and back for 7 months in one. He was used to larger boats but said it was fabulous.
 
the Aquador is not a proper 3 cabin as it has a similar concept as the one used for the Windy 40 vee shaped berth forward and two double cabins midship
the NordWest is a bit of a cross over as it has no saloon on the lower deck, and third cabin is a single berth
